* Please put infants as children in your guest total, the are a paying guest.
* No unaccounted for guests, very strictly enforced! (property has exterior cameras).

The Space:
This listing includes one bedroom of this house with a king bed and there is a pull out Queen sofa bed in the game room. You also have completely private access to the full kitchen, living room with 65" smart TV and private patio with hot tub and charcoal BBQ. While the driveway will be shared with other units, the space you are renting is private for you and some rooms will be locked up
We provide starter coffee and tea for your stay.

Guest Access:

*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 4.
*Please do not try to open locked doors or wonder into patios belonging to other units in the property.
* Early checkin and Late check out must be a arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time
*We do not alter our cancellation policy for instances of snow, rain, smoke from fires and closures to the national park.
*Driveway/parking area is shared with 2 other units, no other space is shared.

The Neighborhood:
This is a very quiet residential, rural neighborhood. You may hear cows mooing from the ranch across the road.

Getting Around:
You will need a car.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Other Things to Note:
Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

The thermostat is set to allow you to set it to a minimum and maximum temperature. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer will stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) that may be outside on he property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expense. The housekeeping company charges double on checkouts on any of the previously mentioned holidays

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations to the National Park or closures to the national park. Please purchase your travel insurance accordingly.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fees to ship an item start at $50 and goes up depending on shipping cost.

Interaction with Guests:
We live very nearby if you have any issues. We are easy to get a hold of when you message is on the Airbnb app.
