When you walk through the front door, you'll immediately enter into our first living area. Here, you'll find a cozy blue couch, two leather chairs and a wooden coffee table, all sitting inside our bay window. To the left of the seating area, you'll see our shuffleboard table and a cabinet with Monopoly, chess, checkers, playing cards and puzzles - perfect for a game night with the crew! From here, you'll also have access to our large, wrap-around patio.



Through the living room, you'll find a bar area with four barstools separating the living room from the dining area. To the left, sits our large, L-shaped kitchen, where we have everything that you need to create your favorite meals, baked goods or beverages! Right outside the kitchen, you'll see our 8-top dining table, which sits in front of two glass doors leading out to the patio.



Head through the dining area to access our second living room, which is perfectly lit by our huge, floor-to-ceiling windows. Here, you'll find a large blue couch, two orange lounge chairs, a 55-inch TCL Roku TV and wood-burning stove (currently inoperable)! This is our favorite place to unwind after a long day out and about in NWA.



When it's time to turn in for the night, choose from one of our five luxury beds:

(1) Our Primary bedroom is complete with a King-size bed, closet, dresser, 50-inch Vizio Roku TV, access to the patio and shared bathroom.

(2) Our second bedroom features a Queen-size bed, closet, 42-inch TCL Roku TV and shared bathroom.

(3-4) Our third bedroom has two Queen-size beds, closet, dresser, 50-inch Toshiba Smart TV, access to the patio, access to our Bike Storage and nearby bath. In the closet, you'll find a highchair as well as a Pack and Play.

(5) Our fifth bed can be found in the first living room. Our couch pulls out into a Queen-size bed.



Head outside to enjoy our outdoor living areas! On the patio, you'll have access to our BBQ grill. In our fenced-in backyard, you'll find a fire pit with four Adirondack chairs. This is the perfect place to enjoy that fresh Arkansas air! If you are visiting to hit the mountain bike trails, we have a private Bike Storage area with bike racks and shelving as well as a bike wash station out front.

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Please note there are exterior cameras facing the driveway for security purposes.



Other Things to Note:

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
