This is not a chain hotel...why would you want one? Where is the charm of living as the locals do? This place has that charm. This is a small business run by a very loving family. This is the authentic Blackpool experience. I have rarely seen people this welcoming and kind. Everyone was incredibly attentive and they went above and beyond to make sure I felt at home. The breakfast was delicious and I enjoyed every moment of my interaction with the family that runs it. Highly recommended.

Very clean with delicious full English breakfast.
Very friendly welcome. Room with comfortable beds and so super clean. Shared toilets just across the hall. Shower was basic, but easy to use and plenty of hot water. Breakfast was excellent, perfectly cooked full English and delicious coffee. We didn't need parking, but it was available. Next time we come to Blackpool we'll stay here.

Bed comfort was very good i would have liked all cotton sheets ..the breakfast was presented cooked well exceptional .
The drcor a bit dated needs upgrading but over all clean ....shower facilities ok but need s revamp upgrading
Room small but comfortable ...needs to be refurbished asap or reinvented.
Staff very friendly , sad this hotel is struggling ,and that currently someone is unwell there but a very welcoming family would like to see the changes .
Overall adequate but nothing to write home about accept the full english breakfast marvelous .
Sadly a little dissapointing as holiday location .....garden needs flowers tidy up ......plugs sockets checked as i saw a potential fire hazard where lamp on bedside table which was about to fall apart !!
Just being honest needs further and immediate improvement otherwise this hotel will sink into oblivion .
Overall 6 out 10
Last minute booking having been let down elsewhere.

I had book a double room with ensuite bathroom, however the shower and sink were in the bedroom. Did not sleep well as the matress was really uncomfortable. The property is very dated, i dont think the windows were double glazed as the noise from outside through the night was so loud we couldnt sleep. The breakfast was ok and the host were nice but i wouldnt pay to stay there again, sorry.
This is my 3rd time staying here .. i literally need a clean bed ,parking,a good breakfast and good location and this place meets my needs . Staff are helpful .breakfast was lovely. Its a little dated but its comfy and ive never had problems with noisy guest .. blackpool itself has really gone downhill streets are looking tired and scruffy, lots of closed buildings .unfortunately just outside graceland a building has been pulled down so not a nice sight a big pile of rubble but there are plans for i think a car park in place so it wont be an eyesore for too long hopefully .. blackpool clearly needs more parking but lets just hope this doesnt cause too much noise for the b&b's in the surrounding area...i would return to graceland again ....

Dated but adequate for a bed for a night
A rather dated guesthouse in need of an update and redecoration. Condition of shower "room" was not good with brown stained silicone round it and very small. Toilet had no hand basin so had to go back to room for that. No towel in room although was offered one on arrival
Good points - comfortable clean bed, friendly greeting on arrival and a good breakfast. For the price paid (£72 for 2 nights ) it served its purpose but i would not stay again.
Sometimes I don't understand how people give such high ratings. This was by no means the worst property I've stayed at but it's not the best either.
Good: clean and tidy, good breakfast and in a quiet area.
Bad: changing the plugs in the room to swap between my phone, my fan, the kettle and the TV. The sign on the toilet wall says "now wash your hands" but there's no sink in the room! The room was the size of my bathroom.
Cheap enough not to moan but I won't visit again.
