The house was in disrepair Broken balcony door that wouldn't open The window wouldn't close and the noise was loud The shampoo dispenser was broken, the whole apartment was finished I went to them at the reception and they promised to move me to a room and they didn't do anything Bad service

Smart hotel

Stayed here for a 3 night stay. The apartment was very modern but needed maintenance.. firstly the TV was not working and we went down to reception and told them and we was told there was a problem with the ariel and all TVs in the building were out. I don’t know how long that’s been going on for or are they going to fix it? There was a small jacuzzi with a shower attached and once again the jacuzzi was not working also another thing they had turned off or not working? Overall the kitchen was ok with good utensils but no knife. So we ended up using a butter knife to cut the vegetables. There was no cleaning stuff only washing up liquid and a sponge. Nothing for the kitchen counters to clean or the hub. The area itself was close to the Eurotunnel station /main stations and a local metro was not far. Good for travel connections. On one day our key card would not work so I had to get in contact with SmartflatServices online and eventually someone came to help. We had a email two days before arrival saying there is a big event/fair taking place near the hotel and apologised . This happened to be directly opposite the hotel and in the evening you could hear loud music people screaming because of fair rides. If I had known this was taking place I would have booked else where. The area was run down and a lot of people just hanging around so be careful as my husband nearly got mugged!!! We didn’t like the area at all but as soon as you get out on the train it was ok.

The hotel has a few positives — it was clean, and the location is very convenient to the train station and the center of Brussels. However, there were several serious downsides to our stay. The blow dryer and TV didn’t work at all, the mattress was uncomfortable (you could feel the springs), and the window next to the bed had no blinds, leaving us completely exposed to a busy street — which felt uncomfortable. The surrounding neighborhood also felt a little sketchy, which might make it less of a solo hotel On top of all that, reception had very limited hours, so it was impossible to reach anyone for assistance with these issues during our stay.

I am writing to you with deep frustration and disappointment after experiencing an absolutely unacceptable stay at the hotel I booked through your platform. From the moment we arrived, it was clear that the property did not meet even the most basic standards of cleanliness, safety, or comfort. Here are just some of the issues we encountered: • The entrance was full of trash. • The air conditioner was leaking, creating puddles on the floor. • The floor was wet and slippery, posing a hazard—especially with children present. • The shower was dirty, as was the rest of the bathroom. • The furniture was filthy and in poor condition. This situation was not only unpleasant—it completely ruined the vacation I had planned with my family, a trip we were all looking forward to. This is the first time I’ve had such a terrible experience with a hotel booked through your platform, and I refuse to let this go unnoticed. I demand a full refund for this reservation. I will not stop until this matter is resolved fairly. I am attaching photos/videos as evidence (if applicable), and I expect a prompt response and a satisfactory resolution.

A balance between location and budget. There are plenty of shops, restaurants around for reasonably night out. Similarly a walking distance to city centre. The place have its mods and cons my stay would have been better if the internet is working. Otherwise good stay.

Misrepresented listing + serious health risks

The most serious issues included: 1. Non-functioning air conditioning, with no fans provided despite repeated assurances that they would, and most windows in the living room were permanently locked. Our 3-year-old fell ill due to the heat. 2. Persistent sewage smells and blocked plumbing, which rendered bathrooms and main bedroom unusable. 3. Serious safety hazards, including exposed electrical sockets next to the bathtub, missing balcony glass panels, damaged balcony flooring, and balcony doors that couldn’t be locked - posing risks of injury and break-in. 4. Non-functional TVs 5. Master bathroom and toilet was inside the bed without separation / divider / door 6. Second bathroom was partially unusable due to drainage issues and missing parts. 7. Construction work carried out in the apartment during our stay without notification or alternative accommodation being provided. 8. Repeated failure to respond, despite complaints being made daily both at reception and via phone.
