This is a comfortable, quiet 2 bedroom, 1 bathroom apartment on the border of Kingston and Griffith and offers great value for your stay in Canberra.

This apartment is located on the ground level at the back of the building, which makes it more comfortable and quiet for guests. Such a great central place to revolve around, you`re going to love your new tenancy in Griffith!
BEDROOM:
The two bedrooms have 2 double- sized beds topped with fresh linens. The linens are professionally cleaned and pressed after each stay. The bedrooms are spacious with a lot of hanging space for your clothes.
BATHROOM:
I provide complimentary towels, toilet paper and body wash.
KITCHEN:
You can use the kitchen at your leisure. It has:
- fridge/freezer
- gas stovetop
- dishwasher
- plates, glasses, and utensils
- cooking pots and pans
- sandwich toaster
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a 51` TV, DVD player, and comfortable couch. The TV has a Chromecast attached at the back (please do not remove it), so you can cast streaming apps. It also has access to all local channels. Guests will need to use their own login details for the streaming apps you will cast (i.e. Netflix).
LAUNDRY AREA:
A washing machine and dryer are available to use, as well as an iron and ironing board.
OUTDOOR AREA:
There is a cute outdoor seating area which faces north and looks over the property`s lovely garden.
PARKING:
Onsite Visitor Parking is limited.
Additional free (time limited parking) on Cunningham Street or on the median strip in front of the building (at own risk).
NOTE: Parking Garage is currently undergoing maintenance.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I give my guests space but am available when needed.

Griffith is the perfect place for those looking for something close to government offices but still in a cafe precinct. It is a very short walk to the Kingston cafes and foreshore.

- 900m to Manuka Center, where you`ll find more bars, restaurants, and cafes that you`ll know what to do with! Here you will also find your local Coles supermarket
- 900m to Kingston Green Square where you`ll find some of the best eateries in Canberra
- 1.2km to the Kingston Foreshore
- 2km to Barton offices and the Parliamentary Zone
Nestled perfectly between Kingston, Manuka, and the Parliamentary Zone, you`ll never be too far away from work or play again!
You can take a bus from Griffith directly to the city. Use the bus stop on Wentworth Ave or Canberra Ave to catch the express bus.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Strata Notice: (Weather Permitting: Works may extend without prior Notice)
Demolition of the old carport and construction of the new carport will take place. Demolition is scheduled for next Monday, 24 July 2025 and should only take a day or so. Construction is scheduled to commence on Monday, 31 July 2025. Concrete for the new uprights needs to cure, hence the time involved. During this period, the parking lot will be temporarily unavailable. Please expect construction noise and general disturbances throughout the works. We apologise for any inconvenience.
Bicycle parking - can be stored at the balcony, guest to supply own bike lock.
I have a `No Pets Policy` and `No Smoking Policy`. These are applicable inside and outside of the apartment. The building management recently released a memorandum that the whole property is now a smoke free zone. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:
**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
