By proceeding with the booking and/or signing this agreement, the
Guest releases the Host from any and all liability related to the below items.

Short-Term Rental Agreement
This Rental Agreement is made between the management of the
property and the guests.

1. Check-In & Check-Out
• Check-In: After 4 pm
• Check-Out: By 10am
• Early check-in/late check-out may be available upon request. $20
per hour

2. House Rules
• No smoking inside the property.
• No parties or events unless approved in writing.
• No unregistered guests.
• Quiet hours: 8 PM – 8 AM
• Pets allowed? 15 lb or less (small breeds)
• Noise Monitoring: Noise levels are monitored. NO loud music at
any time. If this rule is broken, the police will be called. The area
is very quiet and neighbors must be respected at all times.

3. Guest Responsibilities
• Maintain cleanliness and leave the property in good condition.
• Report any damages or issues immediately.
• Follow all checkout instructions provided.
• Do not feed the animals.
• Do not leave any open drinks or food outside the house
• Do not leave trash bags outside the kitchen. Always place the
trash in the outdoor bins and make sure to close the lid.

4. Liability & Assumption of Risk
By signing this agreement, the Guest acknowledges and agrees to the
following:
• Use at Own Risk: The use of all property features—including but not
not limited to the lake, pool, hot tub/spa, bicycles, kayaks, game
equipment, grills, fireplaces, hammocks, swings, and stairs—is
entirely at the Guest’s own risk.
• Children & Supervision: Guests are fully responsible for
supervising any minors at all times. The Host assumes no
liability for injuries to children due to lack of supervision.
• No Lifeguard On Duty: Swimming areas, lakes, and pools are not
monitored. Guests must ensure safe behaviour and wear life
jackets (located inside the bar) or flotation devices as
appropriate.
• Weather & Natural Hazards: The Host is not responsible for
injuries caused by weather conditions, wildlife, slippery surfaces,
or other natural hazards.
• Equipment Use: Recreational equipment (games, water gear,
bikes, etc.) is provided “as is” and should be inspected before
use. Any damage or injury resulting from use is the Guest’s
responsibility.
• Injury, Loss, or Theft: The Host is not responsible for any
personal injuries, medical emergencies, property loss, or theft
during your stay.
• Insurance: Guests are encouraged to carry personal liability and
travel insurance for their own protection.
✔ Pool & Spa Heating Information
Heating Rates:
• Jacuzzi only: $30 per day
• Pool + Jacuzzi together: $55 per day
The daily heating fee applies from the day the heater is turned on. Please request heating 36–48 hours in advance, so we can add it to the technician’s schedule:heating also takes about a full day for the water to reach the desired temperature.
✔Using the Jacuzzi
The jacuzzi is managed by our pool technician. Guests can request to have the jets turned on anytime between 9:00 a.m. and 10:00 p.m. The jets run for 30 minutes at a time and can be restarted upon request through the VRBO messaging system.
✔Weather & Temperature Expectations
For your comfort, please keep in mind that the pool temperature always depends on the outside weather conditions:
• When outdoor temperatures drop below 79°F, the pool typically warms to about 85°F.
• On warmer days, the pool can reach up to 93°F.
• The jacuzzi is fully heated and can reach 104°F at any time.
✔Important Winter Note (November–February)
During Florida’s cooler months, the pool heater cannot raise the water temperature higher than 84–85°F. This is the maximum any electric heater can achieve for a pool of this large size during winter conditions.
The system can heat both the pool and the jacuzzi, or the jacuzzi only. When heating the jacuzzi alone, the pool will slowly cool down because all heating power is directed toward the spa.
The jacuzzi reaches 103–104°F in about 40 minutes. As long as it’s in use, the system prioritizes maintaining that temperature at full capacity, which means the pool is not being heated at that moment.
Because this is a very large pool, please do not compare its temperature to a hot tub — large pools cannot reach hot-tub temperatures, especially during colder months.
