The adjoining kitchen is fully equipped for self-catering with modern appliances – perfect for preparing meals and enjoying them around the family dining table. The second living room offers additional space with another Smart TV and cinema sound, creating a home cinema experience. Patio doors open onto a delightful patio area with outdoor furniture, ideal for al fresco dining and morning coffee. Beyond the patio, you’ll find a lawned sitting area with hot tub overlooking the river – the perfect place to relax, unwind, and enjoy the tranquil views of the Cleddau River and surrounding countryside. The ground floor also includes a separate toilet, a bathroom with a bath and shower over, and a utility room with a washing machine and tumble dryer for added convenience.



Upstairs, there are three inviting bedrooms: a super king size master bedroom with a Hypnos medium-firm bed, a king size bedroom with a Hypnos medium mattress, and a cosy bunk bedroom ideal for children or extra guests.
