The house is five minutes to Belleayre Ski Center and a short drive to Plattekill, Windham, and Hunter mountains for skiing, snowboarding and other winter activities!

First Floor:

Bright and welcoming open floor plan with room for the whole family.

First floor includes a mud room entryway (with a washer/dryer), large and open kitchen, sliding glass doors to back porch with a charcoal grill just down the steps (bring your own charcoal). Huge kitchen butcher block peninsula with stools perfect for congregating and family activities such as puzzles and board games!

Spacious and open dining and living room with three separate sliding doors that lead to wrap around deck and outdoor picnic table. Outdoor view is beautiful and private, with lots of trees and moss covered rocks for the ultimate mountain cabin viewing.

Large dining room table that expands to seat up to ten guests (extra chairs are supplied in the storage closet). Stunning contemporary chandelier lighting overhead.

Living room boasts modern stylish furniture, an extremely comfortable sectional sofa, flat screen television (with access to Netflix, Hulu, and Amazon TV), wifi connected Sonos speakers, and a large wood burning fireplace. All living/dining room lighting and fans are Alexa and wifi enabled.

Master bedroom has an insanely comfortable and massive king sized bed. Window views the back of the house showcasing the side of the mountain - a dream to wake up to!

First floor full bathroom with a shower and tub.

Second floor:

Spacious bedroom with Queen sized bed. There is room for an additional air mattress (we have one available if needed) and/or a pack and play for small children. Windows include views of the back of the mountain and the woods to the left of the home.

Large bedroom with two queen sized beds. Stylish and funky decor makes this room perfect for those who appreciate eclectic or young-at-heart design. Window views the back of the mountain and the right side of the home.

Upstairs full bathroom with shower and tub.

Entire home access is included in rental.

Large driveway with parking for multiple cars.

As your host, I am available to answer questions and provide local recommendations. I am a local property manager who is available to you for your entire stay!

The house is situated on a private road and is wooded for privacy.

The road and driveway are plowed regularly in the winter months. We strongly recommend guests use a vehicle with 4WD or AWD in the winter (this goes for anywhere you would stay in the Catskills!).

There is little to no cell reception at the house but we do have high speed internet and WiFi that can handle multiple devices at once. You can also turn on the WiFi calling feature on your phone with no difference in service.

We provide board games, puzzles, card decks, and other family-friendly activities for guests to enjoy (when you’re not enjoying the great outdoors)!

We provide a charcoal grill but you must bring your own charcoal. The grill is not to be used on the decks.

You will instantly feel the love we`ve put into this house. The space is sure to bring fond memories and the ultimate mountain retreat!!

Sip & Soak in the Heart of the Catskills offers its guests a hot tub, barbecue grills, and a garden. The front desk is open around the clock.
