Built for large groups, multi-generational families, and executive retreats, the property balances scale and comfort. This is a destination designed to bring people together while still giving everyone space to breathe.

The estate is thoughtfully divided into two completely separate wings. The West Wing is dedicated to entertainment and gathering, featuring a private bowling alley, pool table, shuffleboard, its own full kitchen, and direct access to the resort-style pool and hot tub. It’s the social heart of the ranch—perfect for group nights, team bonding, and hosting.

In contrast, the East Wing is designed for rest, family time, and quiet connection. With its own kitchen, comfortable sleeping arrangements, and outdoor fire pit, this wing offers a calmer environment ideal for families, early mornings, and relaxed evenings under the stars. The separation between wings allows multiple generations or groups to stay together comfortably without competing for space.

Across the full property, guests will enjoy 11 bedrooms, 16 bathrooms, and 20 beds, along with a five-acre stocked tank complete with a dock for fishing and relaxing. Wildlife, horses, cattle, and deer roam throughout the ranch, creating a true Texas experience just outside your door. Whether you’re planning a family reunion, corporate retreat, or high-end group getaway, Seven Points Ranch delivers privacy, luxury, and unforgettable scale.

This property is regularly set for 35 guests. All guests must be pre-approved to rent this estate. A full guest list will be required.

Disclaimer: Room configurations, decor, and contents may have changed since photos were taken. Hot tub heating is complimentary and managed by request with your house manager. Not all pools can be heated. Pool heating is available by request and approval, with a fee of $500 for 3 days, subject to seasonal availability.

Booking Info: All bookings must be pre-approved. “Click to book” is a request, not a confirmation, ensuring alignment with Homeowner and Guest expectations.

Pets: Pets are considered at this property pending Owner approval prior to arrival. There is a pet fee of $500 to cover extra cleaning. Any damages due to a Guest pet will be charged against Guest deposit.

No events or outside vendors are permitted that will exceed the capacity of the house without written pre-approval from ABOVE Vacation Residences.

Important: We do not rent to groups or events that may disrupt the neighborhood. Final approval follows a conversation ensuring respect for neighbors and house rules. NO DISRUPTIVE GUESTS.
