The Space:
Area of older homes in East Knoxville. Conveniently located. If you're looking for a fancy, pristine neighborhood this isn't for you. It is a beautiful older home and much cheaper and nicer than a hotel.

Guest Access:
The apartment is the main floor of the house. You have access to everything in the apartment. There are individual entrances for each unit and locks on each for guest privacy

Guest have access to the entire apartment.
No smoking is allowed. (Smoking Violation fee is $350)

The Neighborhood:
Close to Chilhowee Park and the Knoxville Zoo. This is racially diverse neighborhood in the East side of Knoxville. If you are looking for an upscale neighborhood this is not the rental for you. The house has an upstairs attic Airbnb Unit and a basement unit. It is convenient to downtown and Medical facilities.

ID and Verification:
To comply with legal and security requirements, you may be asked to provide a government-issued photo ID, verify your contact information, and provide a valid credit card matching your ID for verification. Depending on our screening results, additional credit card verification may be required. A security deposit may be needed (excluding Airbnb guests)

Pet Policy:

No cats are allowed.
A maximum of 2 pets are allowed on the property with a non-refundable pet cleaning fee of $150 per stay.
Guest Support:
My team is available daily from 7 AM to 8 PM CT to address any questions and concerns. For food deliveries, the following services can deliver to you: DoorDash, McDelivery (McDonald's), GrubHub, 2eatn, Bite Squad, and Uber Eats.

Sleeping Capacity:

Normal capacity is 5 guests.
Maximum capacity is 6 guests, with an Additional Guest Fee of $15 per person per night for the 6th guest.
Guests over 2 years old must be listed on the reservation. Unlisted guests will be charged $50 per person per night.
Check-In/Check-Out:

Standard Check-In: 3 PM
Early Check-In: Requests before 11 AM are subject to availability and will incur a 50% nightly rate fee.
Standard Check-Out: 11 AM
Late Check-Out: Subject to availability with fees as follows:
50% of the nightly rate for check-outs after 11 AM
75% of the nightly rate for check-outs after 1 PM
100% of the nightly rate for check-outs after 3 PM
A minimum fee of $100 applies, whichever is higher.
Supplies:
Basic essential starter kits are provided. Guests should plan for longer stays or specific needs beyond these initial supplies.

Smoking Policy: A $350 fee will be charged for smoking inside the property, including cigarettes, vaping, and marijuana.

Interaction with Guests:
Available through the channel and phone. We are a phone call away in case of emergency. Guests have parking in the back of the house and guest entrance is up the deck through the kitchen in the back. The code will be sent prior to your arrival.
