Guest Access:

Guests have the full private Victorian home to themselves — all four bedrooms, both bathrooms, the formal dining and sitting rooms, the kitchen, the living room with the fireplace, and the back deck. No shared spaces. Self check-in via keypad. Door code, WiFi password, fireplace operating instructions, and a Leadville guidebook arrive by email before your stay. Crib and baby gate available on request.

The Neighborhood:

The Rosemont sits in downtown Leadville, Colorado, on West 9th Street — two blocks west of Harrison Avenue, the town's main commercial corridor. Downtown Leadville is a preserved Victorian historic grid at 10,152 ft elevation, the highest incorporated city in North America. Leadville's public library and a neighborhood park sit on the adjacent block, visible from the home's back deck.

Walkable downtown amenities within 5 minutes on foot: Periodic Brewing, High Mountain Pies, Treeline Kitchen, Silver Dollar Saloon (opened 1883), Melanzana (made-in-Leadville fleece), Delaware Hotel (1886), Tabor Opera House (1879), Leadville Colorado & Southern Railroad depot, the National Mining Hall of Fame and Museum, and dozens of galleries, coffee shops, and mining-history attractions.

Year-round outdoor access from the property: Mineral Belt Trail access points (short walk), Mt. Elbert (14,440 ft) and Mt. Massive (14,428 ft) trailheads (~25 min south), Turquoise Lake (~15 min north), Twin Lakes recreation area (~25 min south), Ski Cooper (~25 min north on US-24), Copper Mountain (~35–40 min east), Vail / Beaver Creek (~45–55 min via I-70), and Independence Pass to Aspen (1.5–2 hr in summer only; pass closed November–May).

The Leadville Trail 100 Run and Leadville 100 MTB race routes run through the downtown grid.

Getting Around:

The Rosemont is a 2-block walk from Harrison Avenue — most guests walk to dinner and walk home.

Getting to Leadville requires a vehicle — there is no regular public transit. Denver International Airport (DEN) is 2 hr 15 min via I-70 and US-24. Eagle County Airport (EGE) is 50 min via I-70. Colorado Springs is ~2 hr 45 min.

Parking: approximately 2 vehicles in front of the home, not guaranteed. Leadville's Victorian street grid was built before cars — spaces can be tight. Please park directly in front of the home and be courteous to neighbors who shovel their own spots in winter. If your group has 3+ vehicles, plan to disperse two of them to nearby blocks.

Other Things to Note:

ALTITUDE: Downtown Leadville sits at 10,152 feet. Plan your first 24 hours easy: drink double your usual water, ease up on alcohol, and avoid heavy exertion the day you arrive. Symptoms of altitude sickness include headache, nausea, and shortness of breath. We cannot offer refunds for altitude sickness — if you're prone, consider travel insurance.

NO A/C: Nights in Leadville run 40s–50s even in July. Windows and cross-breezes handle daytime warmth. A/C is not installed and is not needed at this elevation.

NO PETS: The Rosemont is a pet-free home.

FIREPLACE: Natural gas fireplace in the main living room. Operating instructions arrive with your check-in email. Please do not burn wood or paper in the fireplace.

SPIRAL STAIRCASE: Access to the loft bedroom is via a spiral staircase. Guests with mobility issues should plan accordingly; the other three bedrooms are on the main level.

KIDS: Crib and baby gate available on request. Please request in advance so we can have them set up before your arrival.

PARKING: Approximately 2 vehicle spaces in front of the home, not guaranteed. Leadville's Victorian streets were built before cars. If your group has 3+ vehicles, plan to disperse some to nearby blocks. Please park directly in front of the rental.

CHECKOUT TIME: Checkout is 10:00 AM. This is earlier than some rentals — please plan departure accordingly.

QUIET HOURS: Leadville observes Quiet Hours from 10:00 PM to 7:00 AM. Turning off exterior lights during those hours helps the neighborhood enjoy dark skies.

WILDLIFE: You're at elevation in the Rockies. Expect the occasional insect or small critter. We pest-treat regularly and ask that you keep doors closed.

LICENSE: City of Leadville License #003492.

ARRIVAL EMAIL: Look for our arrival email with a link to the digital guidebook — check your spam folder. The guidebook has your door code, WiFi password, fireplace instructions, and local tips.

Interaction with Guests:

Your check-in instructions, door code, WiFi password, fireplace operating instructions, and a full Leadville guidebook (walking-distance restaurants, trailheads, ski conditions, emergency contacts) arrive by email before your stay. Short ski trip accommodations

Very spacious & interesting paintings, furnishings etc. Our only complaint was that the bedding (pillows, quilts) didn't smell as fresh as the linens. Everything else was fine. Thank you.

Spring Break

We loved our time in Leadville and this home was a great stay for our family of 7. They were very quick to respond to any questions we had during our stay.
