Swimming Hole on Texas-tyyliset retriitit, jotka sijaitsevat viileän, selkeän Frio-joen rannoilla. Ihanteellinen seuraavaan seikkailuosi! Suuret laajat nurmikot ovat tasaisia joen reunaan nähden. Kajakinlasku, konkreettiset joen rannalla, 2 tikkaat jokeen.

Tämä joenrannan retriitti sijaitsee viiden minuutin päässä Leakeyn keskustasta ja on PRIVATE Frio -joen julkisivu joen molemmin puolin! Paljon tilaa vaeltaa lyhyen ja helpon kävelymatkan päässä Frio-joelta.

Uimareikä on paikka rentouttavalle lomapaikalle ja täydellinen niille, jotka etsivät yksityistä, rauhallista jokitaloa, jossa on saumaton sisä- / ulkotila.

Viileiden, selkeiden luonnonlähteiden, jotka ovat Frio-joen päävesien lähde, synnyttämä tämä on viehättävä paikka perheelle ja ystäville juhlia aikaa yhdessä ja tehdä pysyviä muistoja.

Tämä suuri pinta-ala, joenrantahotelli on hienoimmassa vanhassa koulussa Frio-joen kanssa, ja talo istuu vain muutaman askeleen päässä joen reunasta.

Uimareikä on paikka rentouttavalle lomapaikalle ja sopii erinomaisesti niille, jotka etsivät yksityistä, rauhallista loma-asuntoa, joka on yhteydessä ulkona. Kylmä, kirkas luonnollinen lähde, joka ruokkii Frio-joen päävesiä, synnyttää tätä Frio-jokea!

Ulkoviihdealue alkaa ulkokäyttöön tarkoitetulla palokaukolla, joka on ihanteellinen yöllä tähtihavaintoihin tai paahtamiseen. Siellä on toinen primitiivinen nuotio joen varrella, samoin kuin iso tupakoitsija, hevosenkengät, tetherball, aluslaatat ja maissireikä, mikä on hauskaa kaikille.

Rauhalliset joenäkymät tällä yhdellä tasolla sijaitsevalta rauhalliselta joenrannalta on täynnä mukavilla kalusteilla ja ikkunoilla, joista on näkymät joelle. Taloa ympäröivät massiiviset puut, jotka tarjoavat viileän varjostuksen auringosta, ja rehevä trooppinen palmu. Takapihojen yhteyspiste on ikivanha, vanha kasvu tammipuu, joka tornit ulkona pelata pelejä, piknikpöytä ja tuolit.

Alkuperäisessä retrokeittiössä on mukava pohjaratkaisu, pieni keittiöpöytä ja runsaasti vastatilaa. Ruokasalissa on kuusi paikkaa ja siinä on runsaasti sisäänrakennettuja ruokia. Siellä on myös romanttinen pöytä- ja tuolijoukko viiniköynnöksellä peitetyn katoksen reunan alla makuuhuoneesta yksityiselle oleskelualueelle. Theres on myös toinen pieni kuisti, joka on riittävän iso vain yhdelle henkilölle nauttia persikistä ja hiljaisuudesta makuuhuoneen ulkopuolella.

Komeassa olohuoneessa on holvikatot, iso taulutelevisio ja hyväpalkkainen, nahkasisustus. Kauniit ranskalaiset ovet johtavat suoraan ulkopuolelle katetulle takakannelle, josta on näkymät rehevään vihreään nurmikkoon, massiivisiin tamme- ja seetripuihin ja tietysti Friojokeen, joka varmasti miellyttää kaikkia. Siellä on paljon pysäköintimahdollisuuksia, piha-alueiden vuoristomaisemat ja upeat joen julkisivut Frio-joen molemmin puolin, jotka tekevät tästä kodista erityisen toivottavaa.

Kun olet koko päivän pelannut joessa, lataa se yhteen neljästä (4) makuuhuoneesta, joihin kuuluu makuuhuone, oma kylpyhuone ja kaksi ylimääräistä, mukavan kokoista makuuhuonetta ja toinen kylpyhuone.

Kodin paras ominaisuus on fantastinen, maalaismainen kerross��nky! Siellä on myös erittäin hauska ja valtava, maalaismainen kerrossänky, joka johtaa suoraan joelle, erillisellä sisäänkäynnillä. Astu kerrossängyn ulkopuolelta liikkuvalle ruohoiselle nurmikolle alas Friojoen suuntaan, ja tekee dramaattisen näkymän suuresta ikkunasta.

Siellä on erillinen tilava pesutupa. Myös naapurimaiden kiinteistö, Sparkling Frio, voi vuokrata erityisen suurille 30 vieraan kokouksille. Tämä on kaunis Frio-joen venymä, joka tekee lomastasi parhaan.

Had a great time, house was comfortable. Loved the fact that access to the river was limited by natural barriers up and down river. Limited our ability to kayak very far, but also limited others using the river where we were.

We had lots of mice droppings. There were notes with fines in the house. This hose slept 20 and only had five forks. The air s could not be turned below 74 because the unit would freeze and I would have to pay the technician 200 to come out. The river was nice but in three days we never saw a sole.

Our family (parents, siblings & grandkids) of 18 recently stayed at the Swimming Hole and we loved our time there. You could not beat the view from the back porch with all the rocking chairs, the easy river access, the water levels behind the house and all the lovely shade! We stayed outside 90% of the time and the home had everything we needed. The 11 grandkids loved the bunkhouse and all getting to sleep together each night. We brought a video baby monitor from home and could easily communicate and keep an eye on them when needed.

Great location, house needs work.

The location is fantastic and the house has potential, but it is not well maintained. Positives: Location Outside fridge Porch and rockers were great Plenty of outside chairs Living room couch and chairs are nice The yard down to the river was great The lights on the river are a nice touch Needs work: It was cleaned well, but there was a hole in the floor walking into the guest room that cut a foot - the kitchen ice maker doesn't work - the kitchen trash can was so broken it was almost unusable, really needs a new one -lots of pots but not fully stocked kitchen.. definitely doesn't have enough silverware, but we brought paper and plastic. needs a baking sheet, a cake pan and hot pads. We purchased some and left them for next family. -nasty stains that smelled like puke on the guest bedroom carpets -the sheets were not the correct sizes we had twin sheets on full size beds. -pillows are terrible, bring your own. -the bunkhouse is not a separate building and it shares a wall with the guest rooms, so do not plan on sleeping if you have teenagers that want to play pool and stay up late -no hooks or towel bars in master bedroom or bathroom at all.

The house is your typical river or lake house. It works really well for a large group of people. The house could use some updates, and better lighting. But all in all it works. There are plenty of beds, and lots of space for people to do all different kinds of activities. The second fridge on the porch really helped with storing food and drinks for so many people. I loved the lights down by the river.

Frio Float Fest 2024!

We love staying in homes like these that feel like home. This is definitely where you want to have your family reunion so the kids can stay in the bunkhouse, and there is so much to do! The hosts are very responsive at what I thought would be unreasonable hours. We will definitely be back next year for Frio Float Fest 2025!

Eclipse trip

This was a good location for our family trip. There is easy access to the Frio with lovely Cypress trees shading the river. There is a hammock and a fire pit down by the river entrance. In the backyard there is bbq, cement cornhole set up, horseshoes, a tire swing, and areas for volleyball and tether ball. Most of the rooms are however are dark (which can be a good thing). A fan is helpful as well. Key pick up & drop off is ~25 minutes away in Concan. We did not have cell service, but the wifi was strong and were able to communicate via that method. TV cable was not set up, so if you plan on watching something, bring a firestick. It’s not a fancy place, but overall it fit our needs for the weekend and worked out perfectly. The access to the Frio is solid.

Perfect location

This property has river access and had water when parts of the river didn’t for floating. Very nice to be able to walk out and go get cooled off in the river. Beautiful scenery! House works perfect if you have quite a few teens with you. They had their own area in the bunk house with plenty of beds and space. Would stay again.

Frio stay

Location was great and had somewhere to swim. House was a little rough, a lot of broken furniture and window but we did have plenty of room for everybody. Pecan trees where little crazy because there was tons of sap on everything .

The location of property is great. There is a deep swimming hole which had water when no one else had water. The river bank and outside area is great. The house itself needs work and a good cleaning. None of the acs worked right. We could not stay in the bunkhouse as it was so hot.

Perfect Blended Family Week

This house was perfect for us to being all of our grown kids and our grands to spend the week together. We had all ages entertained and engaged and not stuck in their phones. A couple of ceiling fans on the back deck as well as in the bunkhouse and bedrooms would not go amiss. We had to go and buy some box fans to really get the air moving in the bunkhouse. Otherwise we really enjoyed our stay.

Our stay was great. The house worked for our group and was clean. The oven did have something spilled in the bottom that smoked when used, but it was really not a big deal. Informed them at check out, so I'm sure they will clean it up. The place could use a few fixes, but we loved it regardless. The water was low, but the area in front of our place was perfect. We had plenty water to play in. Check In/Out was a breeze.

Needs Updated Photos!

We loved this place and we were shocked at how beautiful the property was! The only two complaints I have is that the check in/ check out location was a bit out of the way for us, a lockbox on the door would have been much easier than driving an extra 30 min each way to the pick up and drop off location for the keys. The only other thing this place needs is better photos of the property and home itself. The photos online are dark and dingy and have a dated feel. Hire a photographer to take some better photos of the house itself, the property, and the amenities. It would also help for renters to know what the house looks like when they drive by so they don’t miss it (not sure why the front of the house wouldn’t be included in the photos).

Great Easter Weekend with the family.

The house was nice a had plenty of space for all the family. The kids enjoyed the huge back yard and the river as well. They were in the water the moment they woke up. Great time and definitely a must next chance we get.

Beautiful Riverfront

The house could use some updating, but it was clean and comfortable and met our needs. The river area is spectacular! They have a large private riverfront area, and we enjoyed swimming, paddle boating, and fishing. There are beautiful lights there at night by the water, and we made ample use of the fire pit down there for nightly s’mores. There’s a volleyball net, horse shoes, a rope swing, and a bean bag tossing game. But we were all too enchanted with the river to do those activities. I’ve already reserved the place for several days next summer!

This is the 2nd time in this house. Two years ago we had plumbing problems in the bunk house and a new toilet was installed. This time the same toilet would periodically leaking, accompanied with a stinky odor. Consequently, the part of the family staying in the bunk house refused to use that bathroom at all so we were operating with only the 2 bathrooms in the house. Also, they were working in the bunkhouse bathroom and left the shower floor dirty. I cleaned it. But as I said, the teens refused to use that shower or toilet. We love the setting of this house but won't book it again due to said plumbing problems. I will say that the owner came again and again to try and fix the problem.

Awesome Private River Access!

We spent the majority of every day at the riverfront or in the water: fishing, kayaking, swimming, napping in the hammock, enjoying the fire pit, and making s'mores. We loved the party lights at the riverfront- a really nice addition and quite beautiful at night! No sand spurs in the lawn- the kids could play barefoot. We're really grateful that we saved over an hour of travel time because the key was already at the property. Common space furniture was comfortable, and we loved being able to bring our dogs. The robust wifi signal handled all 11 of us on various devices including an xbox. We noticed a few maintenance issues. The shower in the bunk room dripped, and we couldn't turn it off completely. We had trouble with the oven holding an accurate temperature. There's a peculiar smell under the back porch door, and the outdoor trash cans were full from previous renters with no bags in them. The porch frig doesn’t seal properly so we could only use it for drinks. Trimming the limbs over the driveway to allow tall vehicle clearance (SUV with kayak on top and Sprinter van barely fit) would be helpful. The carpet in the bedrooms is very badly stained; laminate might be a better choice for this property. I received 4 separate messages about various fines in one day. Then, we saw numerous signs posted around the house detailing many of the same fines. One email/message or one sign with these listed is adequate and preferable. The Hospitality app was very helpful and made it much easier to get information to everyone in our party. The property is simple and met all our needs. The river access is the best part of the Swimming Hole! Thanks for a fun vacation!
