C-1 is located just 5-10 minutes south of downtown Moab in the highly sought after Rim Village town homes. We have purchased this home and have already updated the kitchen appliances to Stainless steel and added a Weber Stainless steel natural gas BBQ (so no running out of propane to worry about). Just last week Jan- 2017 finished getting a custom Faux paint job throughout our home for you to enjoy. Amenities include a fully equipped kitchen including pots and pans, mr coffee style maker, toaster, rice cooker, electric skillet, hand mixer. There are starter supplies of toilet paper, paper towels and garbage bags. There is a gas fireplace in the living room, 65” smart HDTV, quality sound bar, subwoofer, Blu-ray disc player and some movies. linens, towels, large capacity LG washer/dryer, central air/heat and internet/Wi Fi. The living room has a comfy southwest sofa sleeper with great memory foam mattress, love seat and chair with ottoman for relaxing. The dining room table has 6 chairs plus 4 chairs at the kitchen bar. This unit is located relatively close to the community pool/hot tub area. The master suite has a custom southwest king bed, 55” SMART HDTV and fireplace. In the Master ensuite bathroom you can enjoy soaking in the jetted tub/shower. Second bedroom has a very comfortable mattress- Queen bed-55” smart HDTV . The Third bedroom has two twin beds. There are also 2 twin roll away beds available upon request with gel memory foam toppers to accommodate 8 in beds. There is an outdoor table, chairs and gliding love seat for your outdoor dining or just relaxing, visiting and enjoying the views. Also on-site, you'll find a community hot tub open year round and outdoor swimming pool that is open April through October. 10:00 AM – 10:00 PM. Outside your front door, enjoy golfing, hiking, mountain biking, cycling, river rafting, ancient rock art, four-wheeling, motor cycling, ATV/UTV riding, cross country skiing and snowshoeing, horseback riding, scenic drives, bird watching, rock climbing, sky diving and scenic plane rides. We are located within 10-15 minute drive to Arches National Park, 30-45 minute drive to Canyonlands National Park, Dead Horse Point State Park. Just down Spanish Valley Drive you will find Ken's Lake, the La Sal Mountains and Loop Road, the world renowned Slickrock Bike Trail and many ATV/four-wheel drive trails.

Rules
HOUSE RULES
1. Take care of our vacation home as you would your own home.
2. Please remove your shoes while in our home.
3. Please refrain from activities which might result in excessive wear or damage to the home and its furnishings.
4. No jumping on the beds.
5. Please turn off lights and TVs when not in use.
6. Please keep the outdoor grill as clean as possible. Use tin foil if using sauces. If grill is left unusually dirty there could be up to an extra $50 cleaning fee assessed by housekeeping to perform the clean. They are not fun to clean.
7. Lower umbrella and tie-up when not in use. Wind can cause damage if left open and unattended and could break window.
8. Take out your garbage to the trash receptacle in the garage. There is a community dumpster behind the pool if needed. Do not leave garbage on floor outside receptacles.
9. There are plastic trash cans in the garage for recycling.
10. No climbing or sitting on walls. An HOA fine of $!50 may be assessed if reported.
11. The home occupancy shall not exceed 8 people.
12. NO PETS ALLOWED! There is a $250 fine for having pets on the premises, the remainder of your stay is forfeited, and you will be charged for any damage and/or costs associated with cleaning the home due to pets.
13. NO SMOKING in or around the townhomes and the pool/club area.
14. No glass or alcohol allowed in the hot tub and clubhouse pool area.
15. There are additional parking stalls available for your use. Do not park in fire lanes. The HOA may assess a fine.
16. If you do not wish to purchase the VRBO damage protection you will need to provide a Credit Card number prior to check in for your security deposit.
