Surrounded by forest and accessed through a peaceful country road, the setting feels secluded and grounded. The landscape, the silence, and the rhythm of the day naturally shift as soon as you arrive.

This is a place shaped by family, Emiliano, together with his parents Lorena and Sergio, has carefully restored the property over the years, preserving its original character while making it comfortable for modern living.
The interiors reflect this balance, rustic pieces, natural materials, and spaces that feel authentic without feeling staged. The house carries its history lightly, offering warmth rather than formality.

The main villa offers an intimate and welcoming layout, with the option to expand for larger groups: the property can accommodate different group sizes. Additional bedrooms with en-suite bathrooms can be opened upon request

A large shaded loggia becomes the natural meeting point of the house, a place for long lunches, slow dinners, and evenings that extend without noticing the time.

Food is part of the experience here: private dinners and cooking classes can be arranged directly at the villa, with the chance to learn traditional recipes and enjoy meals prepared on site, simple, seasonal, and deeply local.

The farmhouse accommodates up to 12 guests across six bedrooms, each with its own en-suite bathroom, arranged over two floors to ensure both privacy and ease of living.
The layout works particularly well for families or groups travelling together, offering generous shared spaces alongside quieter, more private areas.

At the centre of the house, a spacious kitchen is designed for gathering as much as cooking, fully equipped and ideal for preparing meals with local ingredients and wines.
Adjacent to it, the former hay barn has been transformed into a large, light-filled living and dining space.

OUTDOOR LIVING
Life naturally extends outdoors, with spaces designed for different moments of the day:

**There is no television in the house: an intentional choice by Emiliano and his family, who believe in the value of “time”.**

● Access: The villa is reached via a 700 m unpaved “strada bianca” through the woods. ● Suitable for standard cars or SUVs (not recommended for low-clearance vehicles)

● Hot tub: Available from April 1st to October 30th (off-season opening on request, €180)
● Pets: Up to two dogs welcome (upon request, €60 per pet)
● Heating: Available at €40/day
● Extras: Pool towels available (€3 per towel)
