The inviting living space features a sectional sofa with additional seating, a gas fireplace, and a 65" Smart TV with streaming capabilities, all set within an open floor plan that flows seamlessly to the kitchen and front patio. The dining area includes both a breakfast nook with seating for five and a dining table accommodating 5–6 guests.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with high-end stainless steel appliances, including a Viking range, refrigerator, dishwasher, and microwave. Guests must provide their own food, drinks, and paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
Extra Sleeping: One full trifold floor mat with pillows and linens is provided and is best suited for children. Guests may rent a twin rollaway bed (subject to availability) with extra linens by making advance arrangements with management.

Laundry: A stacked washer and dryer are located in the hallway, with complimentary laundry supplies provided.

Parking: This home includes a single-car garage, with additional general neighborhood street parking available (metered and non-metered).

Guests will have private and exclusive access to the entire residence, including all interior spaces and the front patio.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
