Feel like a local while you spend your days relaxing at our stylish and colorful 2 bed/2 bath vacation rental. Our condo is quiet and perfect for people who want to get away from the hustle & bustle of daily life. The unit is spacious and has glass sliding doors in every room, offering plenty of natural sunlight coming from the oversized private patio. It is located in the highly desirable Biltmore community, a resort-style residential community located in one of the greatest neighborhoods of Palm Springs. Set amongst palm trees and manicured gardens, the community offers a large heated pool & spa, located just steps outside the unit. All guests are provided with covered parking and have access to the community`s many features.

Meticulous touches, original artwork, mid-century nods and modern amenities have been added to our condo to create the perfect desert getaway. Ideal for relaxing in the sunshine and immersing yourself in the Palm Springs experience, our condo features bright colors and plush textures that complement the magical tones of the desert sky. The kitchen, living and dining rooms all have an open floor plan concept, setting the perfect ambiance when spending quality time with your group. The living room features a sleek, modern fireplace...perfect to curl up in front of on those cool desert nights.

Both bedrooms feature plush mattresses and luxurious linens. The primary bedroom features a whimsical flamingo-inspired theme, and offers a brand new King bed, en suite bathroom with walk-in shower, flat screen TV, and sliding doors to the tree-lined patio. The second guest room is sheer mid-century glam, and features a comfy Queen bed, a large walk-in closet, and direct access to the patio. The secondary bathroom features a shower and bathtub, perfect for a luxurious bubble bath. Both bathrooms are fully renovated and feature sustainable products from Public Goods.

CITY OF PALM SPRINGS REGULATIONS & RENTAL RULES
(we don`t make the rules, but we do follow them!)

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- Minimum age for primary renting guest is 25.
- Daytime occupancy is 8 people.
- Overnight occupancy is 4 people.
- Maximum of 2 vehicles allowed.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- The City requires a signed written contract for all guests, as well as a copy of the primary renter`s government ID. This will be taken care of during check-in.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Our onsite greeter will meet you at the home and give you a tour.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- Pets are not allowed. Any signs of pets on the property will incur an additional $500 fee and will be cause for eviction.

NO SMOKING
- There is no smoking in the unit or any of the common areas of the complex. Any signs of smoking in the unit will incur an additional $250 fee.

CLEANING
The final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Fund will be collected from guest as mid-stay cleanings occur.

SUMMER AIR CONDITIONING
We recommend never setting the AC below 72°, as any lower could cause the system to freeze over and stop working.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block

Please note there is a doorbell camera and a camera on the patio facing the entry gate.
