A $500 fine applies if smoking is detected.
Tampering with smoke detection devices will result in a $500 fine.

★ Pet Policy
Pets are not allowed on the property.
Bringing a pet will result in a $500 fine and may lead to reservation cancellation without refund.

Service animals are welcome, but:

Please minimize noise (e.g. barking) to avoid disturbance.

Do not leave them unattended in the unit.

Guests are responsible for any damages or excessive cleaning.

★ Parking Policy
Parking Passes: Residents receive passes; guest passes will be available.
Vehicle Limit: 2 vehicles per household.
No back-in parking; valid vehicle registration is required.
Handicapped Spaces: Placards must be clearly displayed. Unauthorized use may result in towing.
Fire Lanes/Reserved Spaces: Do not park in fire lanes or “Future Resident” spots during business hours—vehicles will be towed.
Designated Spots Only: A $100 fine applies for unauthorized parking. Please park within lines.
Parking Pass Info: Distribution details will be shared prior to your stay.

★ Parcel Delivery Policy
Do not use our address for deliveries. We do not receive or handle guest packages.
We are not responsible for lost or misdirected parcels.

★ Party & Guest Policy
No parties or events allowed.
Outdoor security cameras and noise monitors are in place.
Parties will lead to police intervention, eviction without refund, and a $500 fine.

Unauthorized guests: $100 per guest fine.
Lost access card: $250 replacement fee.
Late checkout without approval: $150 per hour.
Unauthorized pet: $400 fine per pet.

★ Quiet Hours
Quiet hours are from 8 PM to 7 AM.
Please keep noise to a minimum to avoid complaints and ensure a peaceful stay for everyone.

★ Toilet Usage
Do not flush wipes, hygiene products, or excess toilet paper.
Use the provided bins for disposal to avoid plumbing issues.

★ Guest Verification & Damage Protection
Verification is required before check-in:

Submit a photo ID (driver’s license, passport, or government ID) – front and back.

A selfie for identity confirmation.

A $37.45 non-refundable fee is required for damage protection.
Failure to complete verification may result in reservation cancellation.

★ Cancellation Policy
Full refund: Within 48 hours of booking if check-in is at least 14 days away.
50% refund: If cancelled at least 7 days before check-in.
No refund: If cancelled within 7 days of check-in.
All refunds are processed according to the platform's policy—no exceptions.

★ Front Desk Policy
We are authorized to host guests, but do not contact or visit the front desk.
Doing so may lead to a $200 penalty per visit and reservation cancellation without refund.
Please communicate only through the platform for all concerns.

★ Booking Agreement
