Villa Mandorlo is situated in the scenic Val di Noto in southeastern Sicily, close to the Baroque towns of Ragusa Ibla, Modica, and Scicli, all UNESCO World Heritage Sites. Marina di Ragusa, a vibrant seaside resort, is just 3 km away and offers sandy beaches and crystal-clear waters. This modern villa is part of a cluster of neighbouring villas, only 400 m from golden beaches, designed with sustainable materials such as wood and glass. The large French windows create a seamless connection between the bright interiors and the lush outdoor spaces, offering a perfect blend of comfort and style.

Interior:
The 75 sqm, fully air-conditioned villa is on a single floor. GROUND FLOOR - Main entrance leading to an open-plan living area with lounge and smart tv; dining area with table for six, compact kitchen with washing machine compartment. Large windows open to indoor-outdoor furniture setup. SLEEPING AREA - Double bedroom with ensuite bathroom with shower; second double bedroom served by a bathroom with shower. Both bedrooms have direct access to the outside. External staircase leading to the roof terrace with hot tub.

Park:
The 500 sqm private grounds are bordered by a wall covered with climbing plants. The flat garden features lawn, lemon trees, and flowering shrubs, interspersed with paths and tiled terraces. The French windows of the living area open onto a terrace with the swimming pool and solarium, divided between lawn and paved areas. The access road is a dead end, providing parking for two cars per villa, located just outside the pedestrian gate leading to the villa via a paved driveway.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool, located just a few steps from the house in front of the living area, measures 11 x 4 m with a constant depth of 1.30 m. Rectangular shape; PVC lining; chlorine purification; internal and external lighting for night use; submerged steps for access. Relaxation area with sunbeds on a paved surface; cold-water shower on the lawn. Open from the last Saturday in April to the first Saturday in October.
