Villa Emerald is a splendid villa located in the quiet village of Giuncu, in Sant'Anna Arresi, in the heart of Sardinia. Surrounded by greenery, it offers a perfect refuge for a relaxing holiday, with the convenience of being just a few minutes from the enchanting beaches of Porto Pino, reachable in a few minutes by car.
The villa is designed to ensure maximum comfort during your stay. Inside you will find a double bedroom, a twin bedroom with bunk beds, a comfortable sofa bed in the living area and two bathrooms with shower. The kitchen is fully equipped with dishwasher, oven, coffee machine and all the tools necessary to prepare your favorite dishes. For your convenience, there is also a washing machine and air conditioning in all rooms, for a stay that is always fresh and pleasant, even during the hot summer days.
The Giuncu village offers a well-kept shared swimming pool, a large green space, an ecological island for waste management and free parking for guests outside the condominium.
The large private garden, complete with barbecue, is ideal for outdoor dining, allowing you to enjoy lunches and dinners in total tranquility. The private veranda is perfect for relaxing and enjoying the surrounding green area.

Pool regulations, waste collection and check-in operations
To guarantee everyone a peaceful stay, we invite you to respect the following rules.
Use of the Pool
It is mandatory to shower before entering the pool.
It is forbidden to play with balls or bulky objects in the pool area.
Eating or drinking is not allowed inside the pool area.
The pool is open until 20:00.
Silence is recommended starting at 22:00 (10 PM).
It is forbidden to organize parties in the pool area.
Pets are not allowed in the pool area.
Beach loungers should not be left in the pool area.
Waste Management
We ask you to respect separate waste collection as follows:

Plastic → in a transparent bag
Paper, cardboard and tetrapak → without plastic bag
Aluminium and glass → without plastic bag


All these materials must be delivered to the ecological island, located near the exit gate.
The area is under video surveillance.
Wet (organic)
→ to be inserted in compostable bags
→ to always be given to the ecological island
Diapers, absorbent cloths and crossbars
→ should be disposed of in an unsorted bag
→ to be deposited in the appropriate container for unsorted waste
Sanctions
For every violation of the condominium regulations, there is a fine of €500, including:
Improper use of the pool
Annoying noises or parties after hours
Wrong delivery of waste

Arrival, Security and Legal Compliance


Fast Check-in Procedure: Upon confirming your booking, you will receive a fast check-in link . It is mandatory to complete this online procedure before arrival to allow for proper bureaucratic management and to guarantee you quick and smooth access to the facility.


Short Rental Agreement: In accordance with current Italian legislation on short rentals (Legislative Decree 50/2017 and provisions of the Revenue Agency ), for all stays of less than 30 days it is mandatory to sign a written tourist rental agreement . Since this is a short stay, the contract is not subject to tax registration (exempt from registration and stamp duty), but the digital or paper signature of the document is an essential legal requirement to access the property.


Identity documents: Each guest must provide a valid identity document (through the fast check-in procedure before arrival) for the mandatory transmission of data to the Public Security authorities (Web Housing Portal of the State Police).


Security Deposit for Damages: To guarantee any damage to the property, to the furniture, to the equipment or for the loss of the keys, a credit card will be requested (prepaid cards or debit cards are not accepted) on which a temporary block will be made (pre-authorization). The amount is not a charge and will be automatically unlocked after check-out, following the verification of the condition of the apartment.


Unregistered guests: Strangers or people not included in the initial booking are not allowed to enter the property, unless authorized in advance.

As a guest of Villa Emerald, private compound swimming pool, you'll find barbecue grills, a garden, and laundry facilities. The front desk is open around the clock.
