Please note that this property is a two-level house, and the "Judkins House - Close to Downtown" listing consists of two units: the Upper Level Unit (upstairs) and the Lower Level Unit (downstairs). Both units share the same front entrance and are internally connected for convenience.
Guests are required to wait for final confirmation and check-in instructions from the property. Do not arrive at the guesthouse without receiving all necessary check-in details.

THE SPACE
Spacious and exclusive two-story house, featuring 6 bedrooms and 6 bathrooms. Located in a vibrant yet peaceful residential neighborhood, this thoughtfully designed property offers cozy bedrooms, a mix of attached and detached bathrooms, two fully equipped kitchens, and inviting dining areas. Enjoy access to a private sundeck, along with both reserved and street parking. Additional conveniences include in-unit washer/dryer, express check-in/check-out, keyless entry, fast WiFi, and Roku TV. Ideal for business travelers and casual getaways.
GUEST ACCESS
- 6 bedrooms, 4 attached bathroom (en-suite, stand showers), 2 detached bathrooms (external private baths located outside of the room, just a couple of steps down the hall, stand showers).
- 6 Queen beds, and 6 Twin-size air mattresses.
- In each Bedroom: Beddings and linens, flat screen TVs, folding desk and chair, night lamp and stand, luggage rack, storage dresser, shelf, hangers, extension cord, trash can, iron, and iron board.
- In each Bathroom: Hair dryer, towel hooks, toilet paper, shampoo & conditioner, body wash, hand soap, tumbler, stand shower, bath towels, hand towels, wash cloths, bathroom mat, trash can, toilet brush and plunger.
- In each Kitchen: Dining table and chairs, double induction cooktop, pot holders, trivets, refrigerator, microwave, coffee maker, toaster, electric kettle, blender, dish rack, dish soap, sponge, and dish brush, garbage bin and trash bags, dustpan and brush, all-purpose cleaner and room spray, paper towels and dish cloths, knives and cutting boards, cups and glasses, wine and can openers, colanders, cookware and cooking utensils, placemats, dinnerware, and cutlery sets. Complimentary hot beverages and condiments.
- In the Closet Upstairs and In the Kitchen Pantry Downstairs: Extra beds (air mattresses), extra blankets, pillows, and bed sheets, extra toilet paper, extra towels, extra batteries for electronics, laundry hamper, laundry bags, and first aid kit.
- In the Living room Upstairs: Full-size sleeper sofa, coffee table, and end table.
- Washer and Dryer. Laundry basket, Laundry detergent and Dryer sheets provided.
- Four (4) reserved parking spots and one (1) unreserved free street parking spot.
- Exclusive access to outdoor sittings on the patio deck up front.
INTERACTION WITH GUESTS
- We give guests space but are available when needed.
- We encourage our guests to enjoy the freedom and flexibility of self-service lodging. Please note that the guesthouse is not staffed, and there is no front desk or reception to answer phone calls. From the time a reservation is made until the day of arrival, communication will primarily take place via messaging, texting, or email. While phone calls may occasionally be returned, we recommend leaving clear voice messages, as all voicemails are carefully noted. After check-in, guests are welcome to contact us anytime via call, text, or email, and we’ll respond promptly.
OTHER DETAILS TO NOTE:
- No daily room service is provided. Room will only be cleaned after checking out. Extra room service is provided for an additional charge.
- For liability reasons, only visitors with prior approval from the host may enter the premises. Additional overnight guests must be registered and paid.
- The unit (1800ft2 or 167m2) currently best serves up to 16 people. Children under 4 years of age stay free of charge in the existing beds. We could work out reasonable pricing for additional guests.
- Each reserved parking spot is spaced to fit a Sedan or Compact. SUV should be fine but probably a bit tight. Please keep this in mind when parking or reserving car rentals. Only four (2) on-site parking spots can be reserved for each booking. Additional cars under the same booking need to find street parking and adhere to the local parking restrictions.
- Per request and if available, we can accommodate early check-ins and late check-outs.
- Noise-free rooms are not guaranteed.
- Guests must climb stairs: A short flight of stairs (5 steps) from the ground to the front door. A long flight of stairs (10 steps) from the front door to the bottom floor.
- Exterior security cameras present in public areas only (parking lot and front porch).

Over the years, the area has evolved while retaining its unique charm and character. The neighborhood is notable for its eclectic architecture, influenced by the presence of various embassies, adding an international flair to its streetscape.
Visitors can immerse themselves in Judkins Park's distinctive history and culture by exploring its small businesses, boutique shops, cozy cafes, and diverse restaurants. The area also offers convenient access to several medical offices and is surrounded by scenic parks and walking trails, making it a great spot for both relaxation and recreation.
GETTING AROUND
- Short walk (3 minutes) to Judkins Park Light Rail Station and Judkins Park.
- Jimi Hendrix Park and Sam Smith Park are nearby.
- 6-minute drive to Lumen Field and T-Mobile Park.
- 10-minute drive to Waterfront Park and other popular landmarks in downtown Seattle.
- 15 minutes drive to the City Center of Bellevue.
- Other nearby attractions: Chinatown, Bill and Melinda Gates Foundation, Kerry Park, Lake Union Park, Olympic Sculpture Park, Washington Park Arboretum, and QFC.
HOUSE RULES:
- ID Verification – Guests must submit a proof of ID electronically to check in. (Note: ID requirement waived for guests with an average rating of 4.5 stars or higher on VRBO or other booking platforms).
- Non-smoking property – No smoking, vaping, e-cigarettes, alcohol, drugs, or marijuana.
- Registered guests only – Only individuals approved by the host may enter the premises.
- Visiting hours: 9:00 AM - 6:00 PM (max visit duration: 4 hours).
- Quiet hours: 10:00 PM - 6:00 AM.
- All ages welcome – Primary booker must be 21+.
- No parties, events, or pets allowed.
- No commercial photography or filming.
- Noise-free rooms cannot be guaranteed.
- No open flames inside or on the premises.
- Room service is available upon request, not daily.
- Not equipped or compliant with accessibility standards.
- Guests and visitors are not considered long-term tenants.
- Basic guest etiquette and respect for the space are expected.
- Outdoor surveillance cameras monitor public areas (parking lot & porch).
- Occasional property access may be required for maintenance, safety checks, or cleaning of shared areas (with prior notice).
