Definitely Japan sized. But the room was extremely clean and the bathroom was abnormally large relative to the room. Beds were super comfy and it is walkable to majority of Shinjuku attractions.
After reading the reviews, my expectations for this accomodation was that it was going to be small but would work for my family of 4. It definitely was not, by the time the 2 beds were set up there was zero room to move. The futon that was used for the 2nd bed had stains all over it and the shower drain was plugged so when you were showering you were standing in 3" of sewage water. This property has no front desk, so there is nobody to express your frustrations to.
Very disappointing stay.
Property is quite a walk to hirajuku subway station. But still walkable which we did with a 7 y.o. We walk to the subway everyday. The rooms are small but still manageable if you arrange your luggages. Family of 4. 2 big, 2 medium, 3 small luggages and 4 backpacks. We are all so packed inside the room😆. 1 queen bed and 1 sofa bed. We are all so tight. For the price it’s good. We were in the second floor no elevator. It’s clean. if you don’t mind these inconveniences, this hotel is for you. It’s a little far from kabuchiko but our family able to walk back and forth during morning and night time. We feel safe. Our 7 yo able to manage the walking. No staff at check in but there was a staff at check out who is very helpful in carrying our luggages. Still recommend.
very quiet and clean room, convenient access to familymart, Shinjuku and public transit. No easy way to dispose of trash, no elevator, no water filling station and no microwave are my only complaints.

The property is convenient and close to places to be visited.
Property was very comfy and just the right size for what it’s for. Beds were comfortable! Host was very attentive. Love the fact that the shower is in a separate room. Definitely recommend!
Everything was above expectations. I was prepared for the stairs and small.space.
One potential concern for folks (other than no elevator for people with mobility limitations) that might be worth mentioning is the noise from outside. We were on the 4th floor but conversations of people in the streets could be heard. Soundproofing could be better. It was no issue for me as I wear noise cancelling headphones to sleep but my son had to use ear plugs for the first time. These are provided within the room.
The staff was exceptionally sweet and courteous. Room was very clean and well equipped for a space so small (by N. American standards).
The stairs were no problem for us but we only had 1 small suitcase. The stairs are wide enough but they are abit steep, we would have been taking a couple breaks on the way up if we brought our regular suitcases. Also there would be little to no storage area for big luggage either. Best to come as light as possible.
Lastly, they have a very comprehensive guide book with information, instructions and rules. There are a couple uncommon hotel rental rules including one that mentions no eating food in the room. Something to be aware of if you were planning to travel on a budget and not eat at restaurants all the time or just like to have random snacks all the time.
Staying at this hotel was such a pleasant experience. It was in a quieter area of Shinjuku while also being walking distance from the busier areas and train stations. The staff were very attentive. The room is so spacious, compared to other places in Tokyo-we had 9 bags for a 3 person room and we're still able to walk around comfortably. The wood carpet and wet shower were such nice touches. I would highly recommend this hotel to anyone coming to Tokyo.
Excellent location and easy to get everywhere with a station only 3 minutes away. There’s a Lawson on the way too which made breakfast so easy with the kids. We travelled as 2 adults + 2 kids. The room itself is small, but is of Japanese standard. It didn’t bother us as the only thing we did there was sleep! Main thing is it was comfortable and we slept well. Clean, efficient self check-in/out. Will definitely stay here again.

Honestly…not great. The one positive is that it is clean. Biggest issue is that there was an unexpected door connecting to someone else’s room inside our room! Made us very uncomfortable. Lobby door has no kind of lock or security or staff. Many many stairs to carry luggage up. Location not great (bit sketchy). Most strange of all, staff emails insist on a perfect review and if you have any concerns to send it in a private email, not in the review. This is how we were mislead when booking. Probably ok if you don’t mind hostels. If you’re looking for nicer accommodation, not the place for you.
Family mart is really close which is convenient for our breakfast and snacks buying. For a group of 4 persons you have to be strategic with your luggages as space is limited. I love the toilet and washroom.
