Heated Outdoor Pool Open Memorial Day through Columbus Day Weekend!

Massive five bedroom home with a heated outdoor pool, presented by StayBettr Vacation Rentals, also includes a hot tub, and private pickleball court. Indoors you will find a large eat-in kitchen with tons of seating and direct access to outdoor dining on the deck. The large recreation room downstairs comes with a game table and television that is great for video or board games. The fireplace in the living room and woodstove in the recreation room is great for those cold winter nights.

The large pool and main decks give your group plenty of space to spread out and enjoy their time in the Catskills. Deck includes table seating and sun loungers. A gas grill is provided. There is an outdoor firepit in the backyard near the pickleball court.

Main Level:

Bedroom 1: King Bed
Bedroom 2: King Bed
Bedroom 3: Queen Bed, Direct Access to Deck
Bedroom 4: Queen Bed, Direct Access to Deck and Bathroom
Bedrooms 1 and 2 share a bathroom with tub on the main level.
Bedrooms 3 and 4 share a bathroom with shower on the main level.

Lower Level:

Recreation Room: Pull out full size sofa bed.
All spaces on the lower level share a bathroom w/ a shower.

Loft Level:

Bedroom 5/Loft: Full Bed.

Guest Access:

You will have access to the main house and outdoor areas including the pickleball court, hot tub, and heated pool. There are two paved driveways. Guests should not park on the street.

The Neighborhood:

Smallwood is conveniently located in the center of Sullivan County between Monticello and Bethel. You'll feel removed from the city, but still within 20 minutes of groceries and shopping. Just minutes from Bethel Woods Center for the Art--the site of Woodstock 1969. The neighborhood is a mix of 1200 seasonal cottages and year round residents. Hiking, boating, and winter sports are all nearby on the variety of trails and lakes.

Getting Around:

We recommend having car for your stay. Taxis are available, but ride sharing services are more sparse. Rental car services are available in Monticello. Shortline Coach Bus Service provides service between New York City and Monticello as well.

Otisville and Port Jervis Metro North Stations are each approximately 45 minutes drive from the house. The trip from NY Penn Station to Otisville is about 2 hours. Train access is great if you have members of your group who need to arrive/depart at different times.

Things to Know:

You will be required to sign a rental agreement after the booking is confirmed. Full terms of the agreement are available on request. Additionally, you will be required to upload an approved government identification card or passport when you complete the rental agreement. If you have questions about either of these requirements please message us prior to booking.

Fees may apply for early check-ins, late check-outs, and additional optional services. Pool heating is optional and incurs additional charges.

Up to two dogs may stay at the property. The first dog is includes in the nightly rate. The second dog incurs a $25/night fee.

No more than 8 cars allowed.

The pool is available from Memorial Day Weekend through Columbus/Indigenous Peoples Day Weekend.
