We stayed at this property to be close to Sandbanks beach. The location was great but the hotel needs some attention. Overflowed garbage at the back pool stair had wasps and my daughter was stung, complimetary breakfast was only served until 9:30 and consisted of yogurt, fruit and microwaved eggs and some bread options (we didnt even go on our last morning) the hallways and rooms are dated and need updating (stains on carpets, spiderwebs in the corners) we were with a group and two out of 5 rooms did not have A/C working properly.

Stayed here recently and would not return. The water view from our room was nice but unfortunately our balcony had seemingly never been cleaned and was covered with spiders of all sizes. Rooms had mini fridge and microwave which would have been nice if freezer part of fridge wasn’t all moldy. One elevator for the whole building is awful. Always a line and it was slow. Groundhog living under the building and building itself not well maintained (lots of spiders even in indoor pool area, smell in stairwell, poor decor, etc.) Horrible wifi and sub par breakfast (staff doing breakfast were not very friendly). Beds were not comfortable but sheets seemed clean so I guess there’s that.

We've been long time visitors to this hotel, using it as a base to visit Sandbanks. It has gone downhill since its heyday, rooms are dated though clean and comfortable enough. The pool is a great feature. The breakfast filling but nothing to get excited about. Its best feature is its location beside a long trail along water, marinas, with fantastic views of the bay bridge and across the street from Zwicks part. For this alone we will likely return next year. Strongly recommend The Boathouse for dinner, it can be walked from the hotel in under half an hour.

Lovely water view

Room had a very nice view of the marina. It was clean and comfortable. The only issue was the door to the room was very hard to open and close, seemed to be stuck in the door jam and you really had to shove to open and then pull hard to make sure it closed and locked. It was room 452. I feel that should of been fixed as it was annoying to have to try that hard to enter and leave your room each time.

Guest rooms need a facelift. Rooms around floorboards are grimy and the bathrooms are out of date and need a lot of cosmetic work. Beds and pillows definitely need to be replaced, the pillows are small, and square, it was so weird never stayed in any hotel like this. Balconies are full of spiders and webs. Water spiders pretty big for my liking. The webs should be cleaned at every checkout. They should install EV chargers. Staff were nice and accommodating.
