Lakefront Winnisquam Cottage with dock & boat ramp

Classic lake cottage, steps from Lake Winnisquam with a deck, dock, boat ramp and lots of water toys onsite. The cottage retains its original lake character but with updates like huge windows facing the lake, AC and internet. Your hosts live onsite on the other side of the property, available if needed. The water toys, kayaks and SUPs provided as well as the waterfront area is shared by both properties. Our boat is on one side of the dock, you will have an entire side of the dock for your boat and shared use of the boat launch ramp. For the high season, the cottage rents weekly from Friday to Friday. Outside of that there is a 3 nite minimum, checkin days Friday and Monday. We are pet friendly. Be sure to let us know if smaller children or your pup is coming to stay - the house fairies often leave treats! This years Laconia Motorcycle Week is from June 13 through 21. THE PROPERTY

Perfect location for a couple alone or with a couple of kids. The space is small, but functions well. The two queen bedrooms adjoin each other and the bathroom so the group needs to be OK with that shared space. There are 5 steps to enter then all on one floor. Two A/C window units, two freestanding heaters and baseboard heat keep you comfy. Free Wi-Fi and cable, flatscreen TV in the living area. Tv with DVD player and movies in main bedroom. Kitchen has all the basic cooking utensils, plates, etc. Range, refrigerator, coffee maker (Keurig and drip), toaster and microwave. The bathroom has a small stall shower. A propane grill is ready on the patio. Fire pit by the water! Four kayaks and two SUPs are shared with our associated rental unit plus many, many inflatable water toys. Bring your boat, the dock is 40’ and the rental comes with space for one boat up to 25’ and you can use our ramp to launch. (Dock avalable mid May through end of September). Parking for two cars is available near the cottage, and there is parking for guests or trailer in our lot just across the street.

THE LOCATION

Lake Winnisquam is 4,264 acres of fun! Right on your doorstep. Winnisquam Marina is just a few blocks away for boat rentals. Lake Winnipesaukee, Weirs Beach, Meredith and Gunstock Mountain are all nearby. Hiking trails are also nearby - Mount Major - 17 mi, Lockes Hill - 8 mi, WOW and Winni trail for biking and walking starts less than half a mile up the road and the White Mtns - Franconia notch and the Flume Gorge are less than an hour up Rt. 93. Other area highlights - New Hampshire Motor Speedway is 10 miles away and there is a petting farm and mini golf just around the corner. NH Bank Pavilion is in Guilford just 12 min away.

No parties, max occupancy 4 adults and no extra overnight guests - the vintage plumbing can’t handle the loads!
