Guests have access to the entire home. The circular drive can accommodate approximately four vehicles. The drive up to the cabin is a rough, dirt mountain road and is not recommended for low-profile vehicles. Standard vehicles handle the road well under normal weather conditions.

-Other Things to Note-
*The hot tub is cleaned after each guest to ensure it s in pristine condition. Please be aware the water may not be fully heated upon arrival. Adjust the temperature as soon as you arrive if you plan to use it early in your stay. The hot tub should never be set above 104 degrees.
*Your reservation includes a per-booking damage waiver fee (including taxes). The waiver covers accidental damage to the home or its contents up to $1,500, excluding smoking- and pet-related damage. Damage must be reported before checkout to qualify.

This property requires a separate rental agreement to be reviewed and signed after booking. A link to the full agreement will be sent through the Airbnb message thread in your booking confirmation. It includes guest and property details, stay dates, fees, house rules (e.g., no parties, no smoking, pet rules), cancellation terms, and guest/host responsibilities. Please note that check-in instructions will only be released after the rental agreement is signed.

☞︎ No smoking is allowed (including vaping) anywhere on the property. If you smoke inside the home you will be charged $500. You will be charged an increase in a cleaning fee, and you will be charged for any damages.

☞︎ Person booking and checking in must be at least 25 years old to reserve and must occupy the rental property throughout the whole booking.

☞︎ No parties or events are allowed. We are located in a residential community and, although this may be a vacation destination, the area is predominantly families and professionals. This is doubtless part of its appeal to you too! Between the hours of 10pm and 8am noise should be kept to a minimum.

☞︎ Maximum occupancy of 6 people. Off-site visitors are not permitted without prior permission and are subject to a $100 fee per extra guest.

☞︎ Pets are not allowed.

☞︎All trash must be bagged and tied before placing in outdoor cans.

☞︎ We follow our stated cancellation policies under all circumstances. We highly recommended guests purchase travel insurance to cover weather related issues (tropical storms, hurricanes, etc.) and illnesses that may arise and interrupt travel.

☞︎ Use of the hot tub is AT YOUR OWN RISK. The hosts are NOT responsible for any injuries that result from the use of the hot tub.Please do not adjust hot tub temperature above 104 degrees for health reasons.

☞︎Weekly hot tub service is required for stays longer than 7 days, a $75 fee applies per additional service.

☞︎PLEASE do not place loose garbage in the outdoor garbage can. Our garbage service will not collect our garbage unless it is bagged and tied off. You can feel free to use the indoor garbage can under the sink, which our cleaners will remove when cleaning the unit. Or if you would like to take the garbage to the outside can, please ensure it is properly bagged (extra bags are located under the kitchen sink) and tied off. After placing it in the outdoor garbage can, please be sure to replace the security bungee cords to keep our wildlife from gaining access. Thank you!

☞︎ Fireplaces cannot be used between April 1 and September 30. Use of the fireplace during this time will result in a $250 fine. Be sure the flue is open. Please extniguish the fire and close the screen before leaving the home or going to bed. Turn off gas logs (if applicable), but leave the pilot light on. Do not move the gas logs in the fireplace. NEVER LEAVE A FIRE UNATTENDED WHEN LEAVING THE HOME OR GOING TO BED.

☞︎ Environmentally friendly plumbing, NO grease, no flushable wipes, and no food down the sink drain. DO NOT REMOVE WIRE MESH food catcher in the sink while in use. There is no disposal, and this mesh will protect the community's plumbing.

☞︎ If an item is left behind, we're happy to help return it. A $75 flat fee applies to locate, package, and ship forgotten items within the continental U.S. Payment is required before the item is shipped. ☞︎Unapproved late checkouts may result in a $50 fee per hour (or partial hour) past the scheduled checkout time. If the delay interferes with the cleaning schedule or the next guest's arrival, additional charges may apply.
