Some properties offer a view. This one puts you inside it.
Perched above the New River on 7 acres, 193 Riverview Road was custom-designed from the ground up to blur the line between the outdoors and in. Expansive glass in nearly every room frames the river and mountains from nearly every angle, the decks extend your living space into the treetops, and over 600 feet of private river frontage sits waiting just below. This isn't a cabin rental — it's a full-scale nature retreat built for guests who don't want to compromise on comfort or experience.
Fresh upgrades in Spring 2026 include brand new king beds and premium mattresses in both primary suites, along with additional property improvements throughout — because the details matter.
THE SPACE
The home sleeps up to 8 guests across four distinct sleeping areas, each with its own character:
Primary Suite — The River Room
The crown jewel of the property. Wake up to an unobstructed glass wall overlooking the New River and surrounding mountains. Brand new king bed and luxury mattress installed April 2026. This room has to be seen to be believed.
Primary Suite — Second King
A beautifully appointed second primary bedroom with its own king bed and new mattress upgrade. Private, comfortable, and finished to match the elevated standard of the home.
Spiral Staircase Loft
Up a stunning spiral staircase located in the Riverview bedroom, this cozy loft features two twin beds, nightstands, and a private workspace with a skylight overhead — ideal for the remote worker, the reader, kids who want to be near parents or the guest who just needs their own quiet corner.
Vaulted Upper Loft
Accessed by a traditional staircase, this loft space features soaring vaulted ceilings, two twin beds, nightstands, and a TV — a great retreat for kids or additional guests who want their own space with character.
OUTDOOR LIVING
The outdoor experience here is exceptional — and that's not an overstatement.
Extensive multi-level deck space wraps the home with sweeping river and mountain views, designed for long mornings with coffee and long evenings with a drink in hand. The hot tub sits within earshot of the river. A dedicated fire pit area with seating creates a natural gathering point after a day on the water. Outdoor chairs and lounge areas are spread throughout, so everyone finds their spot.
And then there's the river itself. Over 600 feet of private New River frontage is yours for the stay. Tubes are provided — just grab one and go. Whether you're floating downstream, fly-fishing from the bank, or letting the kids wade in while you watch from the deck above, the river becomes part of your daily rhythm here in a way most properties simply can't offer.

THE LOCATION
Tucked into the mountains of Watauga County, you're just 15 minutes from downtown Boone — close enough for dinner reservations, farmers markets, and Appalachian State events, but far enough that you'll forget the outside world exists the moment you pull in.
Two separate parking areas accommodate multiple vehicles comfortably. The access road is easily navigable in standard vehicles under normal conditions — 4WD is only relevant during heavy snowfall, which is worth noting if you're planning a winter visit during or after a storm.
WHO THIS HOME IS FOR
This property is built for guests who want something genuinely special — a milestone birthday, an anniversary trip, a multi-family retreat, or simply a long-overdue escape where every detail of the setting does the work for you. The combination of high-end interiors, architectural intention, and direct river access at this level is rare in the High Country.
If you're looking for a cookie-cutter mountain rental, this isn't it. If you want something you'll be talking about for years — welcome home.
WHAT GUESTS SAY
"The house was exactly like the pictures posted. We loved the area. The views from the living room to the outside were spectacular. We got to see a bald eagle every morning right next to the house. Lots of deer too. We had a lot of fun playing ping pong. The house was very cozy."
