This newly renovated residence blends modern design with intentional wellness features throughout. Inside, enjoy dimmable warm lighting, a serene living room with plush seating, oversized ottoman, and 50” TV—perfect for unwinding after a day by the sea or in the city. Air conditioning and heating provide year-round comfort in every season.
The kitchen is fully equipped with modern appliances, an exterior-vented exhaust hood, and a breakfast bar for three overlooking the landscaped backyard—ideal for slow mornings and relaxed evenings.
The primary bedroom features a queen bed, bureau, closet, and dedicated workspace. The second bedroom offers a queen-over-full bunk bed, built-in storage, and desk, providing flexible comfort for families or small groups.
The thoughtfully equipped bathroom includes a tub/shower, premium glass sliding door, vanity, modern finishes, and a hair dryer for added convenience.
Just half a mile from King’s Beach ocean boardwalk, guests are moments from waterfront dining including Mission on the Bay, Dockside, ThaiRiffic by the Sea, Big & Little G, and Café Avellino.
Nahant Beach is only two miles away, with Swampscott and Marblehead beaches minutes away.
Paradiso restaurant and a liquor store are within a five-minute walk.
Premium wellness amenities are offered with structured access during your stay. An electronic liability waiver must be signed prior to use. Hours of use are from 6am-10pm. Amenity access is provided on a structured basis and may be limited due to maintenance, weather, safety, or other unexpected operational considerations.

Exclusive use is provided in scheduled three-hour blocks per day. Amenities are located in a fenced yard on the property.
On occasion, you may briefly pass the host or family members as they come or go to vehicles or move between buildings on the property. We are mindful of guest privacy and take care to preserve your exclusive use experience.
Use of all wellness amenities is at the guest’s own risk; a liability waiver must be completed prior to use. Guests must be in good health and capable of safely operating the equipment. Guests agree to follow all posted guidelines and instructions.
Amenity Use Policy & House Rules
Amenity Access & Scheduling
Use of the hot tub, sauna, and cold plunge is by structured access periods. Guests may be granted up to three (3) hours of exclusive use per request, subject to availability and safe operating conditions. Availability is expected but cannot be guaranteed.
Hours of Operation
All amenities may be used only between 7:00 a.m. and 10:00 p.m.
Quiet hours are observed from 11:00 p.m. to 7:00 a.m. During quiet hours, guests must refrain from excessive noise, including during outdoor activity and amplified sound.
Cold Plunge Use
The cold plunge is intended only for individuals with prior cold-plunge experience. Use must occur in the presence of another adult at all times. Maximum plunge duration is three (3) minutes per session. Guests acknowledge and accept all risks associated with cold exposure.
Hot Tub & Sauna Rules
All posted rules governing the use of the hot tub and sauna must be strictly followed. These rules are posted at the amenity areas and are incorporated herein by reference.
The sauna and hot tub must be fully powered off after use. The hot tub cover must be securely closed and properly latched when not in use.
Conduct & Prohibited Activities
Parties and events are strictly prohibited.
Guests must use all amenities responsibly and in a manner that does not disturb others or cause damage. Guests shall be liable for and agree to pay the cost of repair or replacement for any damage to property, equipment, or facilities resulting from misuse, negligence, or violation of these rules.
SAUNA, HOT TUB & COLD PLUNGE USE WAIVER & RELEASE OF LIABILITY
This Sauna, Hot Tub & Cold Plunge Use Waiver and Release of Liability Agreement (“Agreement”) is entered into by reservation of Bluebird Cove by Guest (“Guest,” “I,” or “Participant”) in favor of Bluebird Cove, including the property owner, host, property manager, and their agents, representatives, contractors, successors, assigns, and insurers (“Host”).
1. ACKNOWLEDGMENT OF INHERENT RISKS
I understand that use of saunas, hot tubs, and cold plunges involves inherent and foreseeable risks, including but not limited to dehydration, dizziness, nausea, fainting, abnormal blood pressure, elevated heart rate, burns, hypothermia, slips and falls, muscle strain, heat exhaustion, heat stroke, loss of consciousness, serious bodily injury, or death. I voluntarily choose to participate with full knowledge of these risks.
2. MEDICAL FITNESS & HEALTH CERTIFICATION
I represent that I am physically and medically fit to use these amenities and have no condition that would make use unsafe, including but not limited to cardiovascular disease, abnormal blood pressure, diabetes, epilepsy, respiratory disorders, neurological conditions, or open skin conditions. If pregnant, I acknowledge that use may pose serious risks and assume full responsibility. I have consulted a physician if uncertain.
3. PROHIBITION ON ALCOHOL & IMPAIRING SUBSTANCES
Use of amenities while under the influence of alcohol, impairing medications, or drugs is strictly prohibited.
4. RULES & SAFE USE REQUIREMENTS
Guests agree to comply with all posted and communicated rules, including:
Showering prior to use
No nudity is permitted in the hot tub or sauna. Proper bathing attire is required at all times. For sauna use, clean cotton garments or towels are recommended and synthetic materials are discouraged. Guests must sit on a towel at all times in the sauna and may not sit or lie directly on the wood benches.
Limiting sessions to 10–15 minutes with cooling periods
Immediate exit if dizzy, nauseous, or unwell
No glass containers
No diving, horseplay, or unsafe behavior
Proper securing of covers, latches, and controls after use
Use by minors is strongly discouraged. Where a parent or legal guardian has executed and presented a signed Waiver and Release of Liability on behalf of the minor, has permitted such use, and is physically present and directly supervising at all times, the following limits apply:
Sauna & Hot Tub (Minors):
5–10 minutes per session; maximum 15 total minutes per day.
Cold Plunge (Minors):
30 seconds to 2 minutes maximum.
Minors must exit immediately upon any discomfort or distress.
5. AGE RESTRICTIONS & GUARDIAN ASSUMPTION OF RISK
Guests must be twenty-one (21) years of age or older to use the amenities without supervision.
Minors may only use the amenities when a parent or legal guardian has permitted such use and is physically present and directly supervising one-to-one at all times. A signed copy of this Waiver and Release of Liability, executed by the minor’s parent or legal guardian on behalf of the minor, must be presented upon arrival prior to any minor being granted access to the amenities. No access will be permitted without a properly executed waiver. The supervising guardian assumes full responsibility and all risks on behalf of the minor and agrees to indemnify and hold harmless Bluebird Cove and Host from any claims arising from the minor’s use.
6. ASSUMPTION OF RISK
I knowingly and voluntarily assume all risks associated with use of the amenities to the fullest extent permitted by Massachusetts law.
7. RELEASE OF LIABILITY
To the fullest extent permitted by law, I release and waive any claims against Bluebird Cove and Host arising from use of the amenities, including claims based on negligence.
8. INDEMNIFICATION
I agree to indemnify and hold harmless the Host from any claims, damages, losses, or expenses arising from my use or misuse of the amenities or violation of this Agreement.
9. EMERGENCY MEDICAL AUTHORIZATION
I authorize emergency services to be contacted if necessary. All medical expenses are my sole responsibility.
10. NO SUPERVISION
No lifeguard or medical supervision is provided. Guests are solely responsible for their own safety.
11. GOVERNING LAW
This Agreement is governed by the laws of the Commonwealth of Massachusetts.
12. BINDING AGREEMENT
By booking and/or using the amenities, I acknowledge that I have read, understand, and agree to be bound by this Agreement.
