COZY COTTAGE - Private Hot Tub and Fire Pit

COZY Cottage is a studio layout, private cottage in Branson, MO. Located at Sunset Hills Cottages - an ADULTS ONLY retreat nestled on a beautifully wooded 7 acre property. Enjoy the serene surroundings, including our beautiful Swimming Pond, and an abundance of wildlife. Cozy Cottage is just 10 minutes from Branson's famous strip, Silver Dollar City, The Branson Landing, shopping and restaurants.

Cozy Cottage is one of FIVE units at Sunset Hills Cottages. All guests must be 21+.

Parking:
- Gravel parking spot located to the right of the unit (marked with a sign)
- We do have room for boat/trailer parking on property, it is just not located directly next to your unit, so please let us know if you will be bringing a boat or trailer and we’d be happy to coordinate additional parking for you!
- If you are traveling on a motorcycle, please let us know and we will be happy to coordinate asphalt parking for your stay!

The Swimming Pond:

- From your front porch you will have an amazing view of the pond and the double cascading waterfall!

All units have access to our beautiful, naturally filtered Swimming Pond! The pond is 100% natural, so there will be fish, (Koi & Goldfish) bugs, tadpoles, frogs, etc. Please do not tamper with any harmless wildlife in the pond as their presence helps the pond’s ecosystem and helps keep it clean! You can enjoy the view of the beautiful waterfalls year round, however the pond is not heated.

The Property:

Sunset Hills currently has five rentable units on property, each with a maximum occupancy of TWO adults (21+) per unit. We are NOT PET FRIENDLY!!

We do not have any grills on property, however you are more than welcome to bring a portable grill for your stay! We just ask that the grill is used on the sidewalk and/or asphalt, AWAY from the unit and you do not leave it unattended while it is lit.

By booking and staying at Sunset Hills Cottages, all guests acknowledge and agree to the following:
• Use of the swimming pool, hot tubs, and any outdoor amenities is at your own risk.
• Sunset Hills Cottages, its owners, and affiliates are not responsible for any injury, illness, accident, or loss resulting from the use of these facilities.


You will receive your check-in instructions, including your key code, one day before your arrival. We use the last 4 digits of the phone number that is on your VRBO account for the key code, so please make sure this is updated prior to booking! The key code will activate at 3:00PM on your check-in day, allowing for a seamless check-in!

*Indoor fireplace not functional!!

We have a ZERO tolerance for pets/tents/fireworks/parties/events. All violators will be required to leave with zero refund of their remaining stay.
Absolutely NO smoking/vaping of any kind inside of the unit or with the doors open. Violators will be subject to fines and additional cleaning fees.
Guests staying and booking must be at least 21 years of age, and there is a maximum of two guests per unit.

Beautiful, peaceful, and affordable! Not only could we relax at the pond, but we could also have isolated one on one time with our own hot tub. The scenery is GORGEOUS and the rental was well kept, clean, and cozy. We would absolutely stay here again - 10/10 fantastic experience!

Weekend get away

Beautiful Property, Quiet Stay

I was so excited to be able to book this cabin for our belated anniversary weekend, and was not let down when we finally made it! The Cozy Cabin is located next to one other cabin across from the swimming pond, and the other cabins are down the road a bit closer to the entrance. When we arrived on Friday, there appeared to only be one other cabin occupied further from ours, so we were not bothered by any other guests/noises. Another guest did show up the following night and stayed in the cabin next to us but there was no disturbance from them either! We could hear highway noise when we sat outside, but not much from inside except for emergency vehicles and bigger trucks/semis. The weather was wet and cool all weekend, but really added to the calmness and charm of the property, especially when it was foggy at night. I loved the vibe of the back porch where the hot tub was located and it was very private being backed up to the woods! The string lights really elevated the experience. The amenities of the cabin and property were as described and pictured! We cannot wait to visit again and stay in some of the other cabins.

Host was rude

The property and the location were wonderful. However on the day of our arrival I received a notification from the host that the entrance/exit road would be closed the next day for repair from 11:00AM to 12:PM. The message ended with “you will not be able to use the road until 12:00PM. We left the property around 10:30 to go eat. When we returned around 12:10PM and the road was still blocked off. I called the host to inquire how much longer the road would be closed, we were on a schedule and needed to get back to the room, said she was wanting to hear for the work crew and would call me back. The host texted me back at 12:21 saying she was 3min away to come check out the road. Upon arrival the host rubbed her fingers on the road { they resealed the blacktop} she said it was still wet but if we wanted we could go ahead and drive on it and she moved the traffic cones blocking the entrance. We drove to our room, did what we needed to do to make our next reservation and drove back out. The road has a steep incline and the asphalt sealer was still wet and we slipped all over trying to get out. None of this would have even been an issue if the host would have just once said she was sorry of any inconvenience it caused us. Never a word. She seemed irritated that we could wait until the road dried to get to our room. It was the timeframe the set in the firs place. The property was nice, but not sure I would stay again because of the host attitude.

My childhood best friend and I did a girls trip for 3 days. The property was gorgeous. The swim pond was unique and beautiful. The Cozy Cottage was very cute and clean. Everything about the trip was amazing.

Comfortable stay

Extremely clean cabin with some great amenities. Bed was very comfortable. Grounds were clean and scenic. Waterfall /swimming pond was pretty and nice to listen to. Was not expecting it to be an actual pond with slippery algae and koi fish to be swimming with, but that’s okay. Still very nice and relaxing stay. Would recommend!
