Standard check-out is at 10:00 AM. For guaranteed late check-out, booking an extra night is advised. Otherwise, we can only offer extended check-out based on availability and it may incur an additional charge.

• Luggage Storage:
Unfortunately, for security and insurance reasons, we’re unable to hold bags before check-in or after check-out.

• Parking (where provided):
Please note that the parking area cannot be used before check-in or after check-out. This is to allow our cleaning team access to prepare the space for incoming guests.

Parties and Gatherings:
For a peaceful environment, parties and gatherings are not permitted, and noise levels should be kept to a minimum. A $500 penalty will apply if this rule is violated.

Noise Guidelines:
To comply with Brisbane City Council regulations, please minimize noise during these hours:

Monday to Saturday: 7 PM to 7 AM
Sunday & Public Holidays: 7 PM to 8 AM
No Smoking:
This property is strictly non-smoking. If the fire alarm is triggered due to smoking, there may be a fee of up to $1,500 from the fire department. Thank you for helping us keep everyone safe!

No Pets:
While we love animals, pets are not allowed due to allergies and other considerations.

Respect the Environment:
Please help us keep the property tidy by disposing of waste properly and avoiding littering out of windows.

Keys:
You’ll receive one set of keys. If an extra set is needed, please let us know, and we’ll do our best to assist. Lost keys incur a $250 replacement fee plus locksmith charges and GST.

After-Hours Lockout Fees:
Please keep keys and access cards with you, as we’re unavailable onsite after hours. If you get locked out, the following call-out fees apply:

4 PM to 7 PM: $55
7 PM to 10 PM: $80
After 10 PM - 9 AM: $120 (subject to availability)
Check-in and Check-out:
Check-in is from 3 PM to 8 PM, and check-out is by 10 AM. Late check-out is available until 12 PM for a $25 fee. Please contact us if you need to adjust these times, and we’ll do our best to accommodate.

Towels:
Each guest is provided with one towel. If you’d like additional towels, please let us know a day before check-in. Extra towels are available for $8 each.

Keep It Clean:
We kindly request that you keep shoes off the bed and furniture, take care with food and drinks to avoid spills, and clean up after using the kitchen. Your cooperation is appreciated!

Maximum Occupancy:
The property accommodates a maximum of 6 guests, including children. If this limit is exceeded, we may request that additional guests vacate the premises.
