Mermaids Grotto on the Beach

Nestled directly on the sun-kissed sands of Carpinteria State Beach, Mermaid's Grotto is a beautifully updated 2-bedroom, 2-bath condo with AC, centrally located to downtown Carpinteria. One of eight condos in the building, it sits directly on the sand with beautiful mountain views. This small but incredible beach town has much to offer — but you'll be tempted to just stay in, cozy up on the oversized couch, and spend your days relaxing on the beach.

The space
Bedroom 1
A comfortable queen bed with a dresser and ceiling fan to keep you cool on warm California nights.

Bedroom 2
Two full-sized beds with an en-suite travertine standing shower. The closet is stocked with games, beach toys, and corn hole — great for family fun. This room also has its own private door to the side alley.

Bathrooms
Two well-appointed bathrooms, each with travertine finishes and glass doors. The hall bathroom features a tub/shower combo, while the en-suite has a standing shower. Both are stocked with shampoo, conditioner, and body wash.

Living Room
Sink into the oversized L-shaped couch and unwind. TThe smart TV has cable and full streaming (Netflix and more), and the dining table comfortably seats up to 6. Local magazines are on hand for a slower-paced afternoon.

Kitchen
A fully stocked kitchen with pots, pans, dishes, BBQ tools, and all your everyday needs. Enjoy your morning brew with both a drip coffee maker and a Keurig. Stainless steel fridge, dishwasher, and electric stove and oven. Note: coffee pods aren't guaranteed but may be available from previous guests.

Laundry
In-unit washer and dryer in the hall closet, plus an iron. Detergent isn't always provided — we recommend bringing your own, but feel free to use any that's available.

Beach & Outdoors
•⁠ The house is located directly on the beach, and we're happy to provide boogie boards, beach toys, beach chairs, umbrellas, coolers, and towels for all your beach needs. We just ask that you bring everything back to the unit when not in use and avoid leaving any items on the sand.
•⁠ The shared patio has two gas BBQs (connected to the building — no propane needed) and picnic tables, perfect for a relaxed outdoor meal.

Parking
Two gated parking spots are included, both labeled #6 — they're on the left and right as soon as you come through the gate. Additional vehicles should park on the street.

WiFi & Entertainment
High-speed WiFi throughout the unit (router under the living room TV). Smart TV with cable and full streaming capability.

Guest access
Contactless self check-in for a smooth arrival. The entire unit is yours — the only off-limits area is one locked hall closet. We're available by phone or email throughout your stay for anything you need.

FAQs
•⁠ Pets: Not permitted — per HOA policy.
•⁠ Early luggage drop or late parking: Not available, as we can't monitor belongings or interrupt the cleaners while preparing the house.
•⁠ Additional cleaning: Available for longer stays at an added cost — just ask in advance.

House Rules
•⁠ No smoking of any kind — indoors, outdoors, patio, or garage. Carpinteria is a non-smoking town; violations may result in a city fine.
•⁠ No parties or events.
•⁠ No photo or video shoots without prior host approval.
•⁠ Max 6 overnight guests (children 2+ count toward the total).
•⁠ Quiet hours: 10:00 pm – 7:00 am. Please be respectful of neighbors.
•⁠ Please don't rearrange the furniture.
•⁠ Return all beach gear to the unit after use — nothing left on the beach overnight.

Rule violations or HOA complaints may result in fines and/or removal from the property without refund for remaining nights.

Mermaids Grotto on the Beach offers its guests barbecue grills and laundry facilities. The front desk is open around the clock.
