Welcome to Sunset Casa by HOMY — a 6,500+ sq ft luxury mountain retreat nestled in a pristine golf course valley. With breathtaking views of the Rockies, fairways, and a serene lake, it’s the perfect backdrop for unforgettable moments. From sunrise coffee on the deck to evening toasts under mountain skies, experience Colorado’s natural splendor in comfort and style.

Our home comfortably accommodates 18 registered overnight guests across 7 bedrooms. With additional flexible bedding (including 3 air mattresses upon request and approval), we can host up to 25 guests for the right group. Please reach out prior to booking if your party size is larger than 18 so we can confirm arrangements.

Sleeping Arrangements:

-6 bedrooms with queen/king beds (12 guests)
-1 bunk room with 3 twins, 1 full, and 1 queen (7 guests)
-3 air mattresses available upon approval (up to 6 guests)

While we have the space for up to 25, our standard base rate covers up to 16 guests. Additional guests are subject to a $45/night per person fee (maximum 25 guests, pending host approval).

Visitor Policy:
For neighborhood peace and compliance with city regulations, only registered overnight guests are allowed at the property. Any outside visitors must be approved in advance by the hosts. Unauthorized events and parties are strictly prohibited.

Registered Guests Only
• All guests must be registered at the time of booking. Please provide to me first and last names of all registered overnight guests.
• Unregistered overnight guests are not allowed.
• The home is reserved for the number of guests included in your booking.
• Please ensure your reservation reflects the correct guest count.

Day Visitors:
• Day visitors are not permitted without prior written approval from Host.
• If approved, Host may require visitor first names for record‑keeping.
• Unauthorized events or parties are strictly prohibited.

No Parties, Events, or Business Meetings
• City rules prohibit events, parties, and business meetings at residential homes.
• This means no weddings, large celebrations, or corporate gatherings. The home is intended for overnight leisure stays only.

Unauthorized visitors or overnight guests are a violation of house rules and may result in additional fees or immediate cancellation of the reservation without refund.

Parking
• Please use only the designated parking spaces/driveway. 2 cars in the garage and 3 cars in the driveway.
• No overnight street parking.

• Amenities: HOA amenities such as the pool, gym, golf course, clubhouse, and tennis courts are not available to short‑term rental guests.
• Trash: Pickup is Wednesday mornings (delayed one day during holiday weeks). Guests must place bins out the night before and return promptly after pickup.

• No smoking inside (smoking 20 ft distance from our lakeside golf retreat is allowed). Additional cleaning fee: $1,000 if required
• No pets allowed
• No events/parties for local guests
• Quiet hours strictly observed
• Treat our waterfront sanctuary with care & respect the neighbors
Any violations of these rules may result in additional fees or cancellation of the reservation without refund.

Guest Verification and Digital Boarding Pass:

To ensure the safety and security of our property and community, we require all guests to complete a secure identity verification process before check-in. This is a non-negotiable step for every reservation.

This verification is handled through a secure and private platform, EnsoConnect, an official trusted partner of Airbnb. As part of this screening process for legal compliance, you will be asked to:

1. Provide essential screening information, including your full name, email, phone number, date of birth, and address. We require this information to prevent fraud and to ensure we have a reliable way to contact you for any issues during your stay.
2. Upload a photo of your government-issued ID and a selfie for identity confirmation.
3. Review and sign our rental agreement.
4. Choose your security option: a refundable $1000 security deposit hold (returned after your stay provided no damage was found) OR a non-refundable $106.99 damage waiver fee (a hassle-free alternative).

The information you provide is encrypted and used solely for identity confirmation in compliance with local regulations and to protect against fraud. Your privacy is our top priority.

Your Digital Boarding Pass:

Completing your digital boarding pass is a quick and essential step to confirm your reservation and receive your check-in details. For your convenience, your digital boarding pass will be sent to your email at three key times: right after booking, 30 days before your arrival, and the night before check-in.

Once you've completed this step, you will see a digital welcome book with all of our recommendations and things to do. Your digital boarding pass will also display your home address, Wi-Fi details, check-in instructions, and the property access code. The access code will appear at 4 PM on your check-in day unless early check-in has been pre-approved.
