Welcome to our charming 4-bedroom, 2.5-bathroom country home in Dripping Springs! Set on a tranquil 1-acre lot, this private retreat exudes character and rustic charm. Adorned with tasteful deer-themed decor, it offers a cozy, inviting atmosphere. Though not ultra-modern, its unique character makes up for it. Conveniently located near Bell Springs Winery, Camp Lucy, and other popular wedding venues, it’s the perfect spot for a relaxing getaway or a memorable celebration. The area is not gated. Note-Property is inspected after each stay to ensure its beauty and charm is preserved for the next guests. The area is buggy and we have pest control come out every few weeks, but we cannot control the amount of bugs there would be. Always keep doors close to avoid them from coming inside the property. Please Read Carefully by Booking you abide by our House Rules:
-Please respect quiet hours and keep noise to a minimum between 10 pm-8 am. We want to be respectful to our neighbors!
-Smoking of ANY kind will not be permitted inside the home including electronic cigarettes. Extra cleaning fees to remove odor and stains will be applied upwards of $500 USD.
-Follow all parking instructions provided in the check-in instructions. We are not responsible for any towing fees.
-If guests are found to have had additional guests without host permission, which results in extra cleaning, guests will be responsible for an extra cleaning charge of $250. Guests will also be asked to vacate the premises immediately without a refund if any parties, additional guests or rules are violated.
-No illegal activity or inappropriate social behavior will be tolerated. In the event of such activities, guests will be asked to vacate the premises immediately without a refund. We are not responsible for reckless behavior.
-The home will be very clean upon your arrival. I ask that you leave it neat and tidy on your departure. If a greater cleaning service is required, then an extra fee of $150 will be charged.
-No additional guests greater than the number of guests listed on your reservation will be permitted unless prior approval has been granted by the Host.
-Please notify us immediately if something is malfunctioning so it can be rectified to improve your guest experience.
-Any damage to the property should be reported immediately. Damages resulting from careless or negligent behavior will result in additional fees.
-Any missing items are subject to additional fees.
-Guests should not use our white towels to remove makeup/foundations, creams, tanning products, or any other products that might stain. Unsalvageable linens/bath towels will be charged to the guest.
-Unless prearranged with the host, late checkouts will be charged a fee of $150.
-In cases in which other guests will be arriving the same day, late checkouts may not be available.
-With prior approval, both an early check-in and a late check-out can be guaranteed in advance if available for an additional fee to be determined by the Host.
-The primary guest will be held accountable and liable for all actions of the non and registered guests.
-Although we always do our best to schedule any property needs around guest stays, occasionally, hosts, cleaners, or maintenance personnel may need access to the property during a guest stay. In the event of an emergency, personnel reserves the right to enter the premises at any time after written notice is given regardless of acknowledgment or permission by the guest. In a non-emergency situation, personnel reserves the right to access the property after 24-hour written notice is given regardless of acknowledgment or permission by the guest.
-Texas is a buggy state. We are also in a very lush area with a great green space in the backyard and near creeks. We cannot control nature and will not refund it. There may be sun, wind, rain, hail, bugs, critters, and wild animals.
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1,000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $37 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. If the home is ready early, the hour before check-in time is always free, and if you’d like to get in earlier, it’s $20/hr.
