Clean room, straightforward access instructions, excellent nights sleep. The cupboard that contains the kettle/coffee maker could really use a light - it’s very dark and the radiators need bleeding.

Nice and clean, renovated not too long ago. Great location to the tram line into city centre Fee parking in the next street over is a good five minute walk through the park.

The building is a charming Edinburgh townhouse close to a tram stop, the room and bathroom were beautifully designed and clean. The small touches (cutlery, bowls and fridge, ice bucket) selection of teas and coffees and the luggage room just make it a stand out experience. A very nice, newly renovated townhouse in a pleasant residential neighborhood. The room was quite small, and has less storage than you'd think (one half of the wardrobe is taken up by the coffee station), but the amenities were very nice. An easy, safe walk to the TRAM. Perfect for a short stay in Edinburgh!

I can’t say enough about my stay at 3 John’s Place. My room and the common areas were beautiful, clean, and modern. The location was perfect with lots of shops, restaurants, cafes, and pubs close by. Far enough away from the major tourists spots to be quiet but just minutes away from the bus and tram stops to take you anywhere in the city. Will absolutely recommend 3 John’s Place to friends and family and will stay here when I come back.

Amazing stay, the rooms and building is beautiful, lovely underfloor heating in the bathroom. The staff were great with the personal touch as we were staying for a birthday. There is a corner shop nearby, two tram stations a short walk and a cafe opposite. Definitely well worth what you pay
