Immaculate & beautifully designed. We were so surprised! Don’t be put off by the lower stars, it’s just very new. Would highly recommend - possibly the best UK stay we have had!!! Oh and the best shower ever.

Fringe weekend.

Whilst this is a pleasant enough hotel, our stay was spoiled by a TV that had no channels, a shower with a blocked drain causing flooding and a duvet that would have been perfect in the depth of winter but not during the height of summer.

Very modern and stylish guesthouse, highly comfortable bed. While no staff on site, the team could easily be reached and provided support, as there was an issue with the access code. All the doors close pretty loud unfortunately.

We were in Edinburgh for an extra few nights unexpectedly and booked “3 Johns Place” last minute. We absolutely loved it! The bed was comfortable, the room was spotless, the shower was new and modern. I would give it more stars if I could. Easy check-in, accommodating staff, beautiful facility. 12/10. We are slowly becoming anti-Air Bnb folks because of accommodations like this. A+ 3 Johns Place.

Nice place with well finished rooms and good service from staff. We really liked the north our hood including the nice community cafe and park across the street. It was an also a short walk from the tram as well as grocery stores and restaurants. We also liked that the staff were diligent in cleaning the room daily and restocked the complementary teas, coffee, water and biscuits. A couple minor complaints. The room we stayed in (Sailmaker) was in the basement with no window to the outside. This wasn’t clear in the room description though it should be highlighted more overtly as some may feel closed in without a window. The humidity level was also quite high in the room to the point where everything felt a bit damp. Installing a dehumidifier in the room would be helpful in addressing this. Regardless, we still had a good stay at 3 John’s Place.

Great to see Leith receiving investment. Accommodation was in a good location and central for everything we needed. Check-in/out times were variable when we booked it but I'm sure as this is a new property this will easily be fixed. Enjoyed our stay and would recommend.

Beautiful room, beautiful place

Absolutely fantastic. Loved every second of being in my room! The tea and coffee was so nice. The room was beautiful and bathroom was spotless. So comfortable. Black out curtains were so nice. Just beautiful beautiful room. Great location too. Just loved staying there and would stay there again in a heartbeat.

This was one of the best properties we've had during our stay. Access to all the things we needed and all the places we wanted to go was amazing. Having the City Cab Taxi call right there in the lobby was inspired and a very classy move! The room was great, but the bathroom was spectacular! We would definitely return to 3 Johns Place.
