Located on the heights of Tu-ès-Roc, at the entrance to Cap d'Erquy, this large 340 m² family house legally accommodates up to 15 guests. Its south-facing orientation and sea-view garden provide a peaceful setting close to Lourtuais, Portuais and central Erquy beaches.

On the ground floor, a spacious lounge and dining room of more than 60 m² makes it easy to gather the whole group around a large table. The lounge includes sofas, armchairs, a fireplace, bookcase, hi-fi system and piano. The room opens directly onto the terrace with partial sea views.

The 15 m² open kitchen is well suited to group stays. It includes a fridge-freezer, oven, microwave, ceramic hob, dishwasher, coffee maker, coffee machine, kettle, toaster and a large breakfast-bar worktop.

On the garden level, a second lounge provides a cinema area with projector, DVD player, DVD collection, board games, dining table for 8 guests and wood-burning stove. This room opens directly onto the garden. A utility room with sink, fridge and washing machine provides additional convenience.

Sleeping arrangements include:
- 1 ground-floor master bedroom with Queen Size bed 160x200 and terrace access
- 1 garden-level bedroom with trundle bed: 2 single beds 90x200 and garden access
- 1 garden-level bedroom with 2 twin beds 90x200 and garden access
- 1 garden-level bedroom with King Size bed 180x200, divisible into 2 single beds 90x200, and garden access
- 1 upstairs bedroom with 2 twin beds 90x200 and sea-view balcony
- 1 upstairs bedroom with 1 single bed 90x190 and 1 mezzanine single bed 90x200
- 1 upstairs bedroom with trundle bed: 2 single beds 90x200, baby cot and mezzanine
- 1 upstairs dormitory with 4 single beds: 2 beds 90x190 and 2 beds 80x200

The property includes 3 shower rooms and 2 bathrooms spread across the different levels. An en-suite shower room adjoining the master bedroom provides additional independence for groups. A games area with desk, board games and children's toys is also available upstairs.

The south-facing terrace and sea-view garden naturally become gathering places on sunny days. Outdoor furniture, parasol, sun loungers and barbecue make it easy to enjoy meals outside after walks or beach outings.

Parking is available in the courtyard of the property.

Each bedroom includes an Ethernet connection and Wi-Fi access is available throughout the house, subject to network coverage.

Important information: the house does not have a conventional heating system in every room. The master bedroom and garden-level living room are heated. The other bedrooms have supplementary heaters. A fireplace is available on the ground floor and a wood-burning stove on the garden level.

Erquy is known for its harbour, beaches and pink sandstone landscapes. From the house, guests can easily alternate between Lourtuais, Portuais and central Erquy beaches, the paths around Cap d'Erquy and walks along Brittany's Emerald Coast.
