We loved staying here. The building is beautiful and just outside of the hectic centre of Florence but not too far that we couldn't walk. Sylvia the building manager was lovely and welcoming too. Highly recommend.

Fantastic Stay at the Residence at San Niccolo

Excellent location walking distance to everything great! The apartment was nice and clean quaint superb location. Wifi didn't work in our room but we were able to access wifi throughout the city. I will definitely recommend to family and friends. I will stay at the Residence of San Niccolo again. Wonderful Trip my favorite City Florence, Italy!

Good location, a bit noisy

We had ap 1 which is on the corner, the street and the sidewalk are busy so it is a bit noisy even with the windows closed. Max 15 minutes walk to city center. WiFi did not work during our stay, comfortable bed,tiny shower, enough kitchen ustensils for a short stay.The lady at the reception gave us a map of the city and recommended some restaurants which were good.

The location wa great and the staff were very friendly. Unfortunately it looks nothing like the photos and the smell of smoke was infused into everything. Photos looked so beautiful but it was a little more grungy.

Subtract a star- Still worth it? IDK!

My room may not be like the others, & I hope not! I had room #15, a separate location in the courtyard, not attached to the others. It looks like a converted shed or garage. Imagine a mobile home trailer, only 7' wide, with the bedroom at one end, the kitchenette in the middle, & the bath at the other. The double bed is placed in the corner, against the wall, leaving 1 1\2 feet of space to get in/out. To watch TV, you sit at the kitchen table sideways, about 4' away. Prices for Firenze accommodations in a good location are high, so maybe you can put up with the downsides. PROS: Very helpful manager, very good security, convenient location, modern bath fixtures, clean ( but could be better ). A/C works well, but cools slowly. CONS: Narrow cramped room, you can hear neighbor's conversations clearly, shower only about 2' square, so large or differently abled clientele will have difficulty.

Nice apartment, walking distance from everything

Nice place, very useful (kitchen, living room, big bed room), close to the touristic centre of Florence if you don't mind a few minutes walk. Far off enough from the city centre to be quiet, noisy if the apartment is faicing the street side (people walk by talking loudly, mopeds, car engines...)

Deal worth not staying at!

The hotel is in the end of the main city centre of Florence and lengthy walk from the station and costly cab fare at approx 12-15euro one way. The staff are great and helpful but that where it all ends,the room is horrible and not very relaxing and inviting, the apartment has a old smell of mould, the apartment is pretty old,outdated and furniture is in need of replacing, the bed is like sleeping on a rock to put it that way. I am quite disappointed in the room and will Never stay at this facilities again.

Not a hotel, but apartments

This was sold to me as a mystery deal. 4 start hotel near Duomo. However, when I arrived, it became evident that this is neither a hotel, nor a 4 start. The person checking us in was visibly annoyed with us for no apparent reason other than us getting there around 10pm (remember, I thought it was a hotel). The room is very old and smelled funny. The bed had matters on it that I can feel the ribs of the bed through. Terrible. I opened dispute with Expedia and my credit card company, left the the keys in the room and we left the very first night. We spent no more than 1hr in that room most of it on the phone with expedia. I would not recommend.

Very ample and clean facilities and rooms.

We have had an excellent experience. The location is great.The staff has been extremely helpful , courteous ad always available. The rooms are ample and clean and the beds comfortable. We look forward to stay at San Niccolo' again for our next visit to Florence.

A roof top terrace view of the Arno, Wow!

Great location, lovely view and plenty of room. The room was well appointed and kitchenette had all we needed for a short stay. Within walking distance to great sights, restaurants and nightlife.

Apartment with view of the river

A pleasant 6-night stay in an apartment with kitchenette/dining/sitting room. Clean, airy and plenty of storage space. Great views of the river and looking up to Piazzale Michelangelo. Air-conditioning, hairdryer, towels, shampoo, soap and complimentary snacks/tea/coffee provided. Lift to other floors. Sylvia and Paul put up with my broken Italian and were very welcoming.

quiet but far from the center of Florence and restaurant we had to use the taxis often the rooms are not made every days and there is no breakfast .

Good value for the money

Clean room with a kitchnette. We enjoyed making coffee in the morning and cooking up breakfast rather than always eating out. There is a grocery within walking distance. Very close to all of the sightseeing you want to see in Florence, within walking distance. The only con was it is on the major thoroughfare off of the river. Could get noisy at times.

Too small and hot!

The shower and bathroom facilities were way too small. My 6 foot plus husband found showering a task. Also, being on the street, it was very noisy. Lovely view, but lack of screens made seeing the view difficult. Also, it was stinking hot! There was no way to regulate the thermostats so we tried to open the windows and got mosquitoes! I would not use this hotel again.

Great hotel

My friend and I stayed at this hotel for the weekend and it was excellent! The house keeper was friendly and helpfull. The hotel is right by Santa Croce and walking distance to duomo. It is very easy to find. I think you get the right value for your money at this hotel. We stayed in a double room and it had two twin beds and a pull out couch in the living area. Also it has a hot plate in the small kitchenette. Bathroom is small but very clean and well maintained. Overall my experience with this hotel was outstanding. Also the housekeeper will work with you about the check out time.
