The Space: Please note that Reno area is a ski destination and skiing comes with snow and road closures, we wait the entire year for the snow and skiers so that we can balance our income and run our rental arbitrage business, visitors needs to be prepared for harsh weather conditions and they should always check the weather forecast and plan ahead, be prepared start your travel early in the morning if you can to make sure you will get to Reno before the Sun Set when the weather starts being harsh, be prepared to have AWD/4WD vehicles with tire chains and longer travel times (sometimes over 8 hours) or rerouting to get here sometime from a longer route. So please be prepared because we can’t provide refunds for cancellations due to storms and road closures.
Guest Access: Please note that since we don’t charge extra for additional guests we only provide bedding and towels the same amount of the beds, and also always double check the amount of beds as some guests mistake the amount beds with the sofa beds however sofa beds won’t come with beddings
Other Things to Note: 📌 Reservation Changes, Early Check-Outs, and Moving Dates
Please note that shortening your reservation, checking out early, or requesting to move your stay to different dates is treated the same as a cancellation. Once your reservation begins, the dates are blocked exclusively for your group, and we are unable to guarantee rebooking the unused nights on short notice — even during high season.
We operate under a rental arbitrage model and carry fixed costs including rent and daily operational expenses for each property. Because of this, we cannot afford to leave the home vacant, and therefore cannot offer refunds or date changes after the reservation has started.

House Rules:
1. No Parties: Parties are strictly prohibited. Violations will be subject to immediate eviction, cancellation of the reservation without refund, and potential legal action under Washoe County Code regarding public nuisances and disturbances.
2. Quiet Hours: Guests must respect quiet hours between 10:00 PM and 7:00 AM. Violations can result in legal consequences under local noise regulations which mandate maintaining a noise level that does not disturb the public peace.
3. Neighborhood Conduct: As this is a quiet neighborhood, all guests and their invitees are expected to drive slowly and safely. Non-compliance with this rule may be addressed legally by the provisions under local traffic ordinances.
4. Outdoor Restrictions: No gatherings, smoking, or drinking are permitted in front of the property. Breaching this rule will be dealt with severely, including possible legal actions based on county regulations concerning public use of residential areas.
5. Age Restriction: Local residents under the age of 25 are not permitted to book this house for weekend stays, to prevent disturbances and potential legal issues related to unsupervised minors and young adults.
6. Illegal Activities: Engaging in illegal activities, including underage drinking, is strictly prohibited. Violations will not only result in eviction and financial penalties but may also lead to criminal charges. Our client will cooperate fully with law enforcement to address any illegal conduct observed or reported.
Legal and Financial Consequences: Violation of any rules can lead to financial penalties, legal action, and reporting to law enforcement as per Washoe County regulations. We reserve the right to enforce these rules to the fullest extent of the law.
Interaction with Guests: There is no physical key ! It’s just a code that you can enter anytime you want !
