E401 is a penthouse offering the privacy and the unique feature of having no neighbors on either side. High ceilings in every room and a vaulted ceiling in the Great Room emphasize the open feeling. You will enjoy the beautiful views of the mountains, palm trees and a sneak peek at the ocean. Sleeping Giant, illuminated by the sunrise each morning and again by the reflected glow of the sunset in the evening, is visible from the lanai and two balconies.



The high quality of construction of this newer resort is evident throughout the suite, ceiling crown molding, large baseboards, heavy solid core doors, Peruvian tile, central A/C and much more. The stylish interior includes a cook’s kitchen with a Wolf glass cooktop and oven, Sub-Zero refrigerator, GE profile microwave, granite counter tops, and African mahogany cabinets. There is also a generous supply of dishes, utensils, and pans for you to use. Family and guests will enjoy dining inside or outside on the sheltered lanai.



Two bedrooms; one with a king-size bed and one with two double beds provide sleeping for six, (No sofa bed in the living room). The master bedroom has two sinks, a large soaking tub, and a separate shower. The second bedroom has a bathroom with two sinks and a huge soaking tub. The third bathroom, accessible from all rooms, has one sink and a shower.



E401 is located on the fourth floor (top floor) with easy elevator access. The tropical lagoon pool area features a lazy river with a cave, waterfall, two waterslides and a sand bottomed cove for the little ones to splash in. One of the three sand bottomed hot tubs is a bit cooler so the whole family can enjoy a soak. Other on-site amenities include concierge service, fitness center, business center, two BBQ stations with multiple gas grills and access to Oasis on the Beach (exceptional oceanfront restaurant). Just beyond the pool area is the picture-perfect ocean beach. Lie on the sand on your striped towel or relax in one of the many lounge chairs, both of which are provided by the resort. Some people swim and snorkel here, but it is a bit rocky so you may choose to do this at one of the many nearby beaches.



Waipouli Beach Resort is a great location if you enjoy walking! Flanked by an epic coastline and threaded together by the public bike path (just under 10 miles round trip), this centralized location is the social hub of Kaua’i. The unit was excellently decorated and had all the amenities that we would have needed. Everything was updated, and the kitchen was fully stocked, plenty of towels and toiletries. It was really nice, clean and spacious. We loved the big soaking tub and took a bath every single night with our 4 month old. We loved sitting in the lanai and playing cards. The grounds had several pools but they are a lot smaller than the pictures make them appear - this is not the Marriott, of course. The area was always well maintained but our elevator was broken the morning we left so we had to walk further down to another elevator (not a big deal). We liked that we could borrow beach towels for free (up to 6 a day). The front reception also had beach things for rent like umbrellas, snorkel gear, boogie boards, bikes, etc. The beach was just a few steps away. There are chairs and beds that are up for grabs along the sand. The water was so beautiful and warm, we even saw a monk seal! Some small cons - the view is really of the parking lot but if you lean out and look to the left you get a small glimpse of the ocean. Above the parking lot are pretty views of mountains and palm trees. The room with the two beds had some pretty awful mattresses that had no structure and would’ve been awful to sleep in - kids probably wouldn’t mind but middle aged adults sure would lol. The room with one bed had a pretty comfortable mattress.

We are incredibly grateful for this rental unit. Our original condo was cancelled by the owner 48 hours before arrival from Honolulu, and when we found this unit, it was an instant relief. The views were mainly of the parking lot, but it wasn't loud except for a few roosters and the occasional fire truck from the nearby fire station. Very clean and the A/C kept us cool when it was warm outside. Would stay here again. Wish check out was slightly later than 10am, but we made it work. Only hiccup was our door code stopped working at 9am, an hour before mandatory checkout, and my 80 year old father had a slight freak out moment when he thought he couldn't get to his belongings or use the restroom before departing. A quick call to the property manager and we had a new code. Again, not a huge issue, and we enjoyed all this property had to offer.

We couldn’t have picked a better location to vacation. Conveniently located from restaurants, shopping and excursions. Only a 55 min drive to Tunnels Beach and only 35 min to Poi Pu. The room was spacious and clean and we loved having the top floor.We will be back again in the future and we hope to be able to secure the same room again. Thank you!

Fantastic Kauai Condo

I cannot stress enough how wonderful this condo was for my family of 5. Check-in and communication with the owners was easy and they respond quickly. The condo looks exactly like it does in the pictures. The condo is clean and spacious. All of the beds are comfortable. Location is central on the island so an easy 20-30 minute ride to south shore or north shore. Lots of great restaurants within less than 1 mile walk. Safeway right across the street for any items you may need. The pool and property and great as well. The only one downside is the beach. The beach is rocky and not a beach to lay out on or swim in the ocean, but there are plenty of other great beach areas close by. The beach at this location has great tide pools and my kids loved looking for crabs and fish in the pools when we walked along the beach. Overall would highly recommend this condo and we hopefully will be back sooner rather than later.

Everything you need!

This is the second time we've stayed at Waipouli Beach Resorts. The location makes it the perfect place for us to explore the island. Getting in is as easy as remembering a code, no key or card needed. The condo is spacious, modern and clean. It's well stocked with all the things you would expect and some extras. I appreciated the welcome coffee and snack. The property is beautiful. The kids love the pool and beach. There were plenty of lounge chairs for this mama to just lay back and relax on without feeling like I had to get up at the crack of dawn to reserve one. Safeway is literally across the street for all your grocery needs. I absolutely recommend it!

Nice place

We had a nice stay. There is a gentleman at the management company who is very unpleasant and started the trip off with a bad note. But otherwise it was a decent stay. The unit was clean and comfortable. The kitchen was nice and well stocked. I didn’t understand why they had a coffee machine and coffee but no cream or sugar. Everywhere else I have stayed has had cream and sugar. So bring your own. The view is the parking lot. There are a lot of other units with much better views. The hallway noise carries into the unit, so it can be loud at times.

Great family vacation

Our family of four stayed in the unit and it was fantastic! Perfect location halfway between north and south parts of the island and so many good restaurants in Kapa’a! The pool area was great and we used it every day. The only thing we wished was better was the hours of the restaurant. It was only open from like 3-9pm. So you couldn’t get lunch or pool drinks at all…which was strange for a “resort”. I will say we had a fantastic dinner there on our last night though. Other than that it was perfect!

This is the second time I have stayed with my family in this unit. The resort is lovely and well maintained. The location is convenient for us. The unit is very quiet - we've never heard our neighbours.

This was a great property for a family.

The central air conditioning welcomed, and the kitchen set up was especially nice. We didn't really use the kitchen that much but it was great to have dinnerware, glassware, and cutlery in good condition for take out meals.

A so-so option for our vacation

It fit our needs - Accessible parking; access to the unit w/o stairs; 2-BR suite with accessible bathrooms; reasonably well equipped; located near shopping & restaurants for services & our meals. However, every day at both rush hours, traffic (construction-driven) was horrible. (It's likely to be less horrific once work is completed, although likely not gone even then.) And, the online listing features balconies that are south-facing and that were, therefore, unusable on any sunny day or even on a partly cloudy day. Next, instructions for 1) our arrival and 2) our stay and 3) our departure were 1) initially vague ("Contact your rental host ..."), then untimely relative to the date of our arrival, 2) missing some information (e.g., the code for the pool gate; what to do about trash we accumulated during our week-long visit), and 3) missing any information or instructions whatever regarding the check out process. (We did what was reasonable, then we left.) Finally, we felt besieged by communications from multiple sources regarding aspects of our visit - from VRBO, from RentalHost, from Kauai Exclusive, and from different sources within K.E. We were constantly unsure who to ask for missing information (We wanted a single consistent point of contact that had some sense of continuity with our arrangements and could meet all our needs). Based mostly on that final point, as long as this complexity remains as a hallmark of the VRBO experience, we will not try VRBO again any time soon for a vacation.
