External Description



Villa Marlia is located in a panoramic position among the green Tuscan hills, near Lucca.

The property boasts a large private garden which extends over different levels, featuring lawn with citrus trees, flower pots, aromatic plants and climbing plants.

Inside the garden there are: a lovely patio with lounge area and sofas, ideal for relaxing while sipping a good glass of wine; a comfortable veranda with dining table for alfresco meals.

At a higher level of the garden you will find a panoramic terrace from which you can admire a splendid view of the surrounding countryside.

Following is a small glass dependance where you can relax reading a book, practicing yoga and even painting a picture on the easel.

The outdoor spaces are enhanced by a wonderful pool (7 x 14 m, depth 1 - 2.5 m), open from May to the end of September, and equipped with: sunbeds, parasols, hammock, and gazebo with relax area.

Near the pool is a pool house with changing room, bathroom with shower, and fridge.

Moreover at guests' disposal a barbecue, a wood-burning oven, and a large private parking (including 2 covered and 8 uncovered parking spaces).



Internal Description



Villa Marlia is spread over 3 floors and can accommodate up to 18 people, has 8 bedrooms and 7 bathrooms. Included Internet Wifi. All bedrooms have air conditioning and mosquito nets. 1 baby cot and 1 high chair are available on request. Pets are allowed on request.

Originally built in the 16th century, the villa has been renovated while maintaining intact the typical characteristics of Tuscan rural buildings (original stone walls, wooden beams and red terracotta floors). Internally the property is furnished in an elegant style creating a clever mix of modern/functional furnishings and antique pieces.



Ground floor: Two elegant living rooms welcome us: the first living room is furnished with sofa, card table and piano; the second one, larger, has a fireplace, tv, sofa, and direct access to the outdoor patio with lounge area and dining area.

Following is a bright dining room (with table for 8 people), and a large fully equipped kitchen with: dining table for 6 people, oven, stove, double fridge with ice maker, dishwasher, microwave, and toaster.

Furthermore, you will find a toilet and a laundry room (with washing machine and dryer).

Also on this level there is an independent apartment (not internally connected to the rest of the house), equipped to accommodate disabled people (there is a very low step). The apartment consists of 2 bedrooms (one double and one twin) and a bathroom with shower (suitable for disabled people).



First floor: The upper floor houses the sleeping area with 5 bedrooms divided as follows: 1 double bedroom with ensuite bathroom (with bathtub); 1 twin with ensuite bathroom (with shower); 1 twin with ensuite bathroom (with bathtub); 1 double with private terrace and 1 twin sharing access to a bathroom with shower.

Lastly there is a spacious living room with sofa, fireplace, and large tv.



Second floor: The top floor includes: a study (with desk, sofa and fireplace); the master bedroom; a bathroom (with two sinks, hot tub and shower); a large dressing room (with walk-in closets and a massage table).

Prices and conditions



Included in the price: Utilities (water, gas, electricity up to 600 Kw per week); Internet Wifi; house, garden and pool maintenance.



Excluded from the price: Final cleaning (400.00€); electricity if over 600 Kw per week (0.40€ per Kw); heating according to consumption during winter months. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 2,500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
