Villa Mazzini is nestled in the Valdichiana countryside, surrounded by 8 hectares of crops, woods, and a private garden with lawn.

Partially fenced (on the street-side), the property boasts 3 external porches (each equipped with a dining table), barbecue and wood-burning oven, ideal for alfresco meals while enjoying delicious grills or pizzas with friends.

Among the outdoor there is a beautiful pool (12 x 6 m, depth 1.30 - 2.00 m), open from May to October, and equipped with: 2 external showers (one hot and one cold), sun loungers, swing, and hammock.

Moreover guests have access to a private parking for 10 cars and a ping pong table, perfect for the entertainment of adults and children.

Villa Mazzini is also suitable for hosting small weddings and anniversaries.

Internal Description

Dating back to 1700 and finely restored, Villa Mazzini is externally characterized by classic materials of the Tuscan architectural tradition (such as wooden beam ceilings, red brick and travertine). The entire property is made up of 3 apartments (not connected internally and each with its independent entrance) and 1 suite; it can accommodate up to 18 people, has 10 bedrooms and 9 bathrooms.

Internet Wifi is included. All windows are equipped with mosquito nets. Pets are allowed on request at an extra cost (up to a maximum of 2 pets). 10 portable fans, 1 baby cot, 1 camping bed and 1 high chair are available on request.

Guests can also use a large common living area with independent access, consisting of: a fully equipped kitchen (with double oven, grill, griddle, toaster, kettle and dishwasher); tasting area; lounge area with fireplace, tv and audio-stereo system for indoors and outdoors; a bathroom with shower; a dining room for 20 people and direct access to the porch with large dining table.

Apartment 1: The first apartment is spread over 3 levels and can accommodate up to 6 people. On the ground floor you will find: a lounge, a kitchen (with oven, stove and fridge/freezer), a bathroom with shower, a small laundry room (with washing machine), and a living room with fireplace and tv. From the living room you can directly access the porch with dining table for 6 people.

The first floor houses a double bedroom with loggia, a twin bedroom, and a bathroom with bathtub/shower.

Lastly, in the attic (with lower ceilings) there is a twin bedroom and a bathroom with shower.

Apartment 2: The second apartment is set on 2 levels and can sleep up to 5 people. The ground floor consists of: a living area with sofa, dining table, fireplace and tv; a bathroom with shower; a laundry room (with washing machine); a kitchen with oven, stove, fridge/freezer and direct access to the porch with dining table for 6 people.

The first floor is dedicated to the sleeping area, divided as follows: a double bedroom with ensuite bathroom (with shower); a bedroom with a French bed; a twin bedroom. There is also a bathroom with bathtub/shower.

Apartment 3: The third apartment is spead over 2 levels and can accommodate up to 5 people. On the ground floor you will find a living room with sofa, fireplace and tv, and a kitchen with oven, stove and fridge/freezer. Following is a double bedroom, a single bedroom, and a bathroom with shower.

On the mezzanine floor there is a double bedroom.

Suite: Separate from all the other apartments the suite is located under the pool area. It consists of a double bedroom with a canopy bed, tv, refrigerator, and a bathroom with shower.

Prices and conditions

Included in the price: Utilities (water, gas, electricity except heating); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (550.00€); heating on consumption during winter months; pets allowed (105.00€ per week, up to a maximum of 2 pets). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 1,500.00€ security deposit upon arrival (by credit card or cash), which will be returned at the end of the stay upon any damages.
