Guests have exclusive access to the entire home, including the front porch, fenced backyard, and private driveway. Self check-in is provided via electronic lock on front door.
Please note that one locked supply closet in the primary bedroom is reserved for host use; all other areas of the home are available for guest use.

Please note there are two steps to enter the home at all entry points.
The property has exterior security cameras monitoring the front and rear entrances. Cameras monitor exterior entry points only and do not capture activity inside the home.
The home is not pet-friendly.
Parties or events are not permitted.
Cable is not included, but smart TVs include Samsung TV and ability to log into popular streaming services. WiFi is included free of charge.
We provide a starter supply of consumable essentials including toilet paper, paper towels, trash bags, dish soap, coffee, and toiletries to help you settle in. For extended stays, guests are responsible for purchasing additional supplies as needed during their visit.
The home is walkable to Downtown New Port Richey. It is not located directly on water and closest beach is approximately 10 minute drive away.
Smoking and vaping in the house is prohibited.
Yard is chemically treated for weeds and insects.
Pack ‘n play available upon request for families traveling with infants. Please let us know prior to arrival so we can have it set up for you. Guests are responsible for inspecting and setting up the pack and play to their comfort.
For quality control and documentation purposes, the home is photographed and condition-documented prior to each guest’s arrival and after departure. This helps ensure a smooth stay and fair resolution should any questions arise.
No parties or events. This is a quiet residential home and is not suitable for gatherings, celebrations, or events of any kind.
No smoking or vaping inside the home.
Evidence of smoking inside the property (including odor, ash, burns, or residue) will result in an additional cleaning and deodorization fee of $300 plus the cost of any damages.
Registered guests only. Only guests included on the reservation are permitted on the property at any time.
Minimum age requirement: The primary booking guest must be 21 years of age or older, must be present for the duration of the stay, and is fully responsible for all guests.
Unaccompanied minors are not permitted. The reservation is for the registered number of guests only.
Responsibility for guests. The primary guest is responsible for ensuring all members of their party understand and follow these rules and is liable for the actions of their guests.
The home is not child-proofed. Guests are responsible for supervising children at all times.
Please park in the private driveway in front of the home. The driveway accommodates 2–4 standard sized vehicles comfortably, and street parking is available in front of home if needed. Do not park in grass.
Late checkout must be approved in advance. Unauthorized checkout more than 30 minutes past checkout time may result in a $50 late checkout fee. Extended unauthorized occupancy that affects cleaning, turnover, or an incoming reservation may result in additional charges, up to the cost of one night’s stay.
Trash & cleanliness. Guests are asked to take out trash at checkout and leave the home in a reasonably tidy condition. Please rinse any used dishes and place them in dishwasher.
Damages and lost items. Guests are responsible for any damage to the home, furnishings, or contents, as well as lost keys. Replacement or repair costs may be charged through VRBO.
Right of access. The host may access the property with reasonable notice for maintenance, emergencies, or other necessary situations, in accordance with VRBO policy and local law.
Noise and neighborhood respect. Please be respectful of neighbors at all times. Excessive noise or disturbances may result in immediate termination of the stay without refund.
Thermostat use. Guests may adjust the temperature within a comfortable range. When cooling, please do not set the thermostat below 70°F or above 78°F. When heating, please do not set heat above 72°F. Do not disable or tamper with the system.
Compliance with laws and policies. Guests must comply with all applicable local, state, and federal laws, as well as VRBO policies. Violations may result in immediate removal from the property.
