The living and dining area features an upholstered queen pullout sofa bed, an upholstered side chair, cable TV, and a dining table with seating for four, creating a comfortable and functional space for relaxing and gathering.

OUTDOOR SPACES:
A small seating area for two is located just outside the unit’s entry door, along with a propane gas BBQ grill. A shared outdoor shower is also available for rinsing off after a day at the beach.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence, including all interior spaces and the outdoor seating area. Additional units on the property, including a 2BR/1BA and a 2BR/2BA, may also be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared coin-operated laundry facility is located in a closet along the side walkway near the back gate. Complimentary laundry supplies are provided; however, guests must provide their own quarters.
Parking: One small covered carport space is provided and is suitable for compact vehicles only. Additional neighborhood street parking is available, including both free and metered options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Beach cruiser bikes for all ages are available with free delivery and pick-up, including helmets and locks. Additional items such as child seats, trailers, body boards, surfboards, large ice chests, wagons, Pack-n-Play portable cribs, high chairs, and twin rollaway beds are also available. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
