Great downtown location. Free parking in muni lot November to May 1. Great continental breakfast and afternoon tea. Nice historical vibe! No elevator so a few stairs to get to rooms. We will be back!

I always stay here. The staff are great - very friendly, helpful and personable. The place is historic and comfortable with an elaborate breakfast and tea time! I love the lounge and the decor - can’t say enough about America’s Cup Inn!

We stayed at here on a Sunday evening in November. The overall property was quaint and cozy and very well kept. The breakfast was excellent and definitely exceeded our expectations. My only complaint is that our room smelled like a very heavy cologne and it was rather unpleasant. We also stayed here off-season so the free parking was a very nice perk and the location was perfect for walk ability in downtown Newport. I would highly recommend.
