I give this place a 10 not because it's the Ritz but because it hits all my objectives and is very good value compared to nearby alternatives. This place is an inn, so not a fancy resort, but it has a quaint lobby with a nice, old-fashioned feel (old oil portraits), and the rooms, while a bit tight, have comfortable beds, a fridge, a clean bathroom with a tub/shower, and attractive period-style furnishing. My room was quite and with mini-split air conditioning was very comfortable. The front desk was friendly and helpful. The breakfast spread was amazing for a modestly priced place. Parking for 24 hours, literally across the street, is $20. No elevator though, but the staff carried our luggage up for us without our even asking

This is my second time staying here. Funny that we were given the identical room we stayed in last time . The room was immaculate, the bed was extremely comfortable and even though we faced the street which was constantly crowded, it was very quiet. We could not here any outside noise. The breakfast included was good. Snacks were available at 3. Unfortunately you had to pay for parking overnight but for the price of the room and location it was worth it to us.

We stayed in one of the apartment rooms which was perfect for a 3 night stay. The perfect location and large hot breakfast were a great surprise. Lots of narrow stairs though so something to ask about if that’s an issue.

America’s Cup Inn is my go-to inn when I visit Newport. It is central to nightlife, restaurants, and close to the marina. The all-inclusive breakfast is my favorite amenity as there is literally everything you can imagine minus caviar in the morning. In addition there is a hidden private rooftop on the top floor. Most guest do not know, but if you search the too floor you will find it.
