We love the location, have stayed at the Suites 3 times and the Court once in the past 2 years. Clean and neat but could use a little upkeep. The throw pillow on the beds need a good washing they were dirty looking.. the housekeepers are wonderful and do a great job! The staff overall are great! Except I called ahead and requested a room on the 5th floor and got 3rd, a little disappointed but overall love the place! We will be back for sure!

Great Stay!

Dunes Suites are always well kept, clean, and comfortable. I’ve stayed there many times and am always pleased. My only complaint this time was my bed was a little too firm, but others may really like that.

Been coming to the Dunes since the 80s. Since Harrison took over it is completely unkept and poorly managed. Tell me how you can arrive at 11 am for check in day and get into your room at 5:00. Old Dunes would send the housekeepers to clean the rooms based on your arrival and in that order. It kept people coming back for years because of the great service. Old Dunes kept up with the property. There used to be a man that just painted all summer. Now it’s atrocious. The white trim on the outside of the motel is all peeling off, the pool paint on the ground is all worn off. They put in flower beds in front of the suites instead of painting the place. Total disaster. Mrs. Connor is rolling in her grave. Lastly, there are no towels or toilet paper on property. You have to beg people and stalk housekeeping. We had no TP for two days. I was wiping my child’s butt with Kleenex despite requesting it at the front desk. I’m appalled what they let this once hidden gem turn into. Lastly, there was a giant cockroach on the flower bed, homeless person sleeping in the dune, and we went 4 days without a sprinkler in the front of the hotel to clean our beach supplies. Do better, Harrison Family.

I didn’t like that they didn’t have curtains to go over the windows, the shade out the sun in the mornings. And I also thought the bathroom was way too small in the bedding was super hard, the blankets and pillows.

Property was nice but parking is a nightmare. There was no assigned parking. The parking lot was full and I had to use public parking or I would have had to use the overflow lot that was across the street. Should have one reserved spot per room. If you wanted to go anywhere you risk losing your spot and good luck finding one close. The board walk sucked nothing but hotels and very few shops.

Check-in was very easy and front staff were extremely friendly. The room was very clean and had all the amenities you would need Full refrigerator, dishes, toaster and more, The view from the balcony was stunning, Boardwalk and stores with-in walking distance. Parking lot was a god send. I would rate this hotel a 9/10. Only negative was the maid service never came. Not sure if the reason was the tag blew off the door. I would definitely stay again. I hop the situation with maid device is rectified.

My family of four had a nice vacation while staying here. We stayed in a studio suite ocean front. Two teens and two adults. The view was beautiful! Parking is an issue, you are not guaranteed parking spot when staying here. Even with a tag and overflow parking lots you are still fighting to find a spot. You also share a pool with the neighboring dunes motel. The pool was packed with motel guest the entire time. Thankfully we enjoyed the ocean. Umbrella and chair rentals super close to the location and right off the boardwalk was really nice. Staff were kind and helpful. Overall it was a nice trip.

Fantastic location just at the end of the boardwalk so a little quieter but still near things. Room was cute with little kitchenette. Loved the balcony with big chairs and a table. Staff was great and friendly. Easy check-in.

Overall this overnight stay was good. The rooms were clean and the AC worked so that was a plus. Check in/out was nice and easy. The best part of staying at this place was the fact that it was right in front of the beach and quiet part of the boardwalk. I’d have no problem staying again if I visited Ocean City Beach.
