Please note: The maximum occupancy of 12 guests is based on double occupancy per bed (for king and queen beds). It is the guest’s responsibility to review the bedroom configurations carefully to ensure they are suitable for their group. No additional beds will be provided beyond what is shown or described in the listing.

We also provide a twin rollaway bed, a portabe folding baby crib, pack n play, and a high chair for your convenience.
Each bedroom is equipped with a 55" or larger 4K Smart HDTV and a ceiling fan.
We offer high-grade linens, pillows, towels, as well as hair dryers, shampoo, conditioner, body wash, and all essential toiletries.

----Outdoor Paradise:

- Unwind in the peaceful, fenced backyard and spacious pool deck, equipped with comfortable lounges, next to the pool and hot tub. Our pool utilizes state-of-the-art saltwater technology, courtesy of a salt-chlorine generator, ensuring fewer harsh chemicals in the pool and a gentler experience for your skin.

- Optional Pool & Hot Tub Heating
Guests have the option to add pool and hot tub heating for added comfort during their stay.

. Full Pool & Hot Tub Heating: For $55 per day, the pool will be heated throughout the day to a comfortable 87°F, and the hot tub will be warmed to your preferred temperature (up to 104°F) and available daily from 3 PM to 10 PM.

. Hot Tub Only: If you prefer to heat just the hot tub, this option is available for $30 per night (3 PM to 10 PM only).

This service is optional and must be prepaid for the entire length of your stay. If not selected, the pool will remain at its natural (unheated) temperature and the hot tub will not be turned on.

- For outdoor culinary adventures, we offer a covered Lanai complete with a propane grill, allowing you to sizzle your favorite dishes in the open air. Additionally, there are tables and chairs for al fresco dining, and we provide beach chairs for our guests to take along on their beach excursions.

- Guest Limit & Visitor Policy
Only registered guests are allowed on the property, whether they’re staying overnight or just visiting. The total number of people on the property—at any time—must not exceed 12.

Your reservation includes up to 10 people. If your group exceeds 10 (up to the 12-person maximum), there’s an additional charge of $30 per person, per night—this applies to both overnight guests and visitors.

All guests and visitors must be included in the “number of guests” section of your booking. A maximum of 4 vehicles is allowed on the property.

- Illegal substances are strictly prohibited on the premises. Smoking is not allowed inside the home, but you are welcome to smoke outside, provided cigarette butts are disposed of responsibly. Pre-approval is required if you plan to bring pets.

- We ask that guests respect our neighbors, especially during quiet hours from 10:00 PM to 7:00 AM.

We appreciate your understanding and compliance with our house rules, which are in place to maintain a harmonious environment for all.

In the event that HOUSE RULE(S) are breached, regrettably, we will consider it a cancellation of your booking. This will result in the termination of your stay, with all guests being required to leave the property. Please note that we will not be obligated to provide any refunds for any fees already paid. Furthermore, if the maximum occupancy is exceeded, you will incur additional charges for each guest beyond the number originally specified in your reservation. Your understanding and compliance with these terms are greatly appreciated.

NO-SHOW POLICY:

Guests are required to confirm with the host once they have checked in. If guests do not arrive within 36 hours of the confirmed check-in time and fail to notify us during this period about any delays or changes to their arrival plans, the reservation will be considered forfeited. In such cases, no refund will be issued.

We strongly encourage guests to communicate any changes to their arrival time promptly to avoid forfeiting their reservation.
