This adorable and spacious studio on the second floor has the ultimate view of the beautiful waves of the Gulf. It features a king size bed and a rollaway cot. The bathroom has a jacuzzi tub! It has modern furnishings, and a fully equipped kitchenette with a coffee maker, toaster, blender, and everything you need to cook and serve full meals at the dining table. Smart TV and Wi-Fi.
You will feel safe while on our property, with 24 hour security, guard gate at entry, and coded keyless entry to the condo

Majestic is in the heart of Panama City Beach. Many shops and restaurants are within walking distance, such as Shipwreck LTD, and the award-winning restaurant, Firefly. You are minutes away from Pier Park, Shipwreck Island Waterpark, St Andrews State Park and so much more!

The parking is available in the covered garage, the parking cost is $40 per vehicle, paid through a separate link after the booking is confirmed.
IMPORTANT HOUSE RULES – PLEASE READ BEFORE BOOKING
BY CONFIRMING YOUR BOOKING, YOU AGREE TO ALL RULES BELOW.

HOUSE RULES & IMPORTANT INFORMATION
AGE REQUIREMENT
• The person booking must be 18 years or older.
• The primary guest who makes the reservation must be present throughout the entire stay.
• ID may be verified by security.
• Special Spring Policy (March 28 – April 11, 2026): During this period, the minimum age for ALL occupants staying in the unit must be 21 years old.
OCCUPANCY & VISITORS
• Guest count must match the reservation.
• Maximum occupancy: 3 guests.
• Unauthorized guests and visitors are not permitted in the unit at any time.
• Unauthorized guest fee: $100 per person, per day.
• Violations may result in immediate eviction without a refund.
PARKING REGISTRATION
• Parking fee: $41.50 for the entire stay (one-time fee).
• Parking is in the covered parking garage.
• Larger vehicles may be required to park in designated outdoor parking areas for a better fit.
• A separate registration link will be sent after reservation confirmation.
• Vehicle registration must be completed prior to arrival.
WRISTBANDS & GYM CARD
• The unit includes a designated number of wristbands and one gym access card.
• All wristbands and the gym card must be returned to the designated location upon departure.
• Unreturned items will incur a $25 fee per item.
PET POLICY
• ABSOLUTELY NO PETS.
• This includes Emotional Support Animals.
• This policy is a medical necessity due to the owner’s severe allergies.
• Violation will result in a $500 fee and immediate eviction without a refund.
NO SMOKING POLICY
• No smoking inside the unit.
• Smoking is permitted outside only, with the balcony door fully closed.
• Evidence or odor of smoking inside the unit will result in a $200 per day fine.
NO PARTIES / INAPPROPRIATE BEHAVIOR
• No parties.
• No loud gatherings.
• Violent, threatening, disruptive, or substance-related behavior will result in immediate eviction without refund.
CHECK-IN / CHECK-OUT POLICY
• Check-in time: 4:00 PM.
• Check-out time: 10:00 AM unless prior approval is granted.
• Early check-in or late check-out may be available for $60, subject to host approval.
• Unauthorized late departure will be assessed beginning at 10:15 AM:
- $100 for the first hour
- $75 for each additional hour
AIR CONDITIONING, HUMIDITY & SLIDING DOOR POLICY
• Do not leave the sliding glass door open while the air conditioning is running.
• Leaving the sliding door open while the A/C is operating can cause the HVAC system to freeze and may result in system damage.
• Guests will be financially responsible for any damage, service calls, or repairs resulting from the sliding door being left open while the A/C is running.
• Do not turn off the air conditioning at the thermostat.
• During summer months, the thermostat must remain set at 74°F or cooler.
• Failure to follow these guidelines may cause excessive humidity inside the unit, which can result in property damage. Guests may be held financially responsible for any resulting damage or repair costs.
SUPPLIES & HOUSEKEEPING
• We provide basic starter supplies only:
- 2 rolls of toilet paper
- 1 roll of paper towels
- Garbage bags
- Dishwasher pods
- Basic cleaning supplies
• No daily housekeeping, room service, or concierge service is provided.
• This is a private vacation rental, not a hotel.
• We do NOT supply food, coffee, toiletries, or beach towels.
• Please bring your own items or utilize nearby grocery stores and delivery services.
• Hair coloring is not permitted in the unit. Any resulting damage will incur additional charges.
LINENS & TOWELS
• Linens and bath towels are for indoor use only.
• Please bring your own beach towels.
COT / ROLLAWAY BED NOTICE
• The single cot/rollaway bed is not recommended for individuals over 180 lbs.
MAINTENANCE POLICY
• We will make every effort to address maintenance issues promptly.
• In case of emergency or necessary repair, authorized resort maintenance staff may enter the unit when required.
• We will attempt to notify you in advance when possible.
• Refusing authorized entry may result in eviction without refund.
• Do not attempt repairs yourself — contact us immediately.
• Please check elevator postings for resort repair or maintenance notices during your stay.
• Pest control treatment is performed once per month.
• The licensed technician may enter the unit if service is scheduled during your stay.
• The technician will be accompanied by a security guard for access and safety purposes.
• All maintenance personnel (including pest control technicians) will knock loudly before entering the unit.
AMENITIES & RESORT NOTICE
• All resort amenities are managed by a third party and may be closed at any time for reasons beyond the owner’s control.
• If any amenities become unavailable during your stay due to unexpected issues, emergencies, repairs, renovations, weather, or other circumstances, this is outside of our control.
• Amenity closures or interruptions will not be grounds for a refund.
EXTENDED STAY FEE
• Stays over 15 days incur a $140 extended stay fee.
• This fee will be requested as a separate transaction.
ALTERATIONS & CANCELLATIONS
• Alteration requests to change reservation dates may be considered only if the new check-in date is at least 25 days away and are subject to availability.
• Approved date changes will incur a $150 alteration fee.
• We strongly recommend purchasing travel insurance to protect against unexpected trip interruptions (storms, illness, travel delays, etc.).
FLORIDA NATURE & INSECTS
• Florida is home to wildlife such as geckos, palmetto bugs, ants, and other insects.
• While we maintain regular scheduled pest control, occasional sightings may occur.
• This is common in our climate and is not considered a cleanliness issue.
