Pool heating is not included in the nightly rate and must be requested in advance. We charge a flat fee of $250 for pool heating, which covers energy and maintenance (The system is gas-powered, so it heats efficiently. We’ll set the temperature to 81–82°F before your arrival)
* If you’d like the pool heated during your stay, please let us know before your check-in date. The heating system needs to be turned on at least one day prior to arrival so it can reach the desired temperature

**1st FLOOR:
The heart of this home—the open kitchen and living room—is designed for gourmet cooking and social gatherings. Here’s what you can expect on the first floor:
**Bedroom 1 = king-sized bed with a view of the pool, a private bathroom with a custom-tiled shower, and a luxurious stone soaking tub.
**Living Room = Includes a large sectional sofa a SMART TV and an electric fireplace, providing a spacious and comfortable area for relaxation and entertainment.
**Kitchen = Masterful blend of functionality and beauty, featuring marble countertops, a professional-grade gas range, premium KitchenAid appliances, and a stunning stone backsplash and a fully equipped kitchen with everything you need for gourmet cooking.
**Laundry Room: The 1st-floor laundry room is equipped with a washer and dryer for your convenience.
2nd FLOOR:
The second floor also includes a spacious sitting room/library with a queen-sized sleeper sofa, a SMART TV, and an electric fireplace, perfect for game nights or moments of relaxation.
**Bedroom 2= This master bedroom offers a king-sized bed, a SMART TV, and a private walk-out balcony with seating, a table, and a view of the street.
It also includes two full-sized beds and a spare bathroom with a custom-tiled luxurious stone soaking tub.
**Bedroom 3= Master bedroom with a king-sized bed, a SMART TV, and a private bathroom featuring a custom-tiled shower and a luxurious stone soaking tub.
**Bedroom 4= This room is a Game Room with a bunk area featuring a full bunk bed with full-sized mattresses and 4 twin bunk beds (totaling 4 twin mattresses).
This room also includes a spare bathroom with a custom-tiled luxurious stone soaking tub.

❗️❗️Golf Cart Waiver ❗️❗️
To use the golf cart, guests must provide the following:
-Signed Waiver: A signed waiver releasing the property owner from liability related to golf cart use.
-Proof of Car Insurance: Documentation showing current and valid car insurance.
-Driver's License: A copy of a valid driver's license from each individual who will operate the golf cart.
These documents must be submitted and approved prior to using the golf cart.
*The golf cart is provided for guest convenience, and adherence to all safety guidelines is required. Thank you for your cooperation and enjoy your stay.
*Golf cart is not to be driven past the town of Rosemary Beach to the East or the town of WaterColor to the West.
Rosemary Beach and Alys Beach are considered "drive-through communities" on 30A, meaning that golf carts can be driven through them but not stopped in.
If the golf cart's battery dies due to the renters not charging it, the cost to resolve the issue will be charged to the renters.
The recovery fee for this service is $400.
A FULL charge will LAST for 20 miles.
These documents must be submitted and approved before using the golf cart.

*A starter set of toiletries is included with every guest stay and includes paper towels, toilet tissue, conditioning shampoo, and bar soap for each bathroom, laundry soap for the washer and dryer, dishwasher soap, and liquid dish soap.

***Our base price is for 10 guests ( adults or children above 2yo). Extra guest fee will be added for any additional guest - $25 per guest, per night. Please be honest and specify the correct amount of guests when you booking. This charge is for extra cleaning, extra use of beddings, towels, water, electricity and normal wear and tear. Thank you!
**We do not guarantee weather. May through October hurricanes and extreme weather can occur in Florida. We do not refund or reschedule unless there is mandatory evacuation. ! We strongly recommend obtaining a TRAVEL INSURANCE if you are concerned about any travel disruption possibility due to items such as weather or illness.
Damage that occurs will be collected from the renters.

RENTAL AGE POLICY: We're all about family vibes! The primary renter must be at least 25 years old.
