Beautiful house and it was extremely clean! Location was perfect for us in a quiet neighborhood walking distance to the beach. The neighborhood pool was smaller than it appears in the photos but it was clean and close to the house. The kitchen was very well stocked for cooking all our meals. We did have a burner or two that didn’t seem to heat well on the cooktop and we had to use the convection setting on the oven in order for it to heat. We let management know at checkout and they said they would look into it. Overall a wonderful stay!

We traveled from Northwest Indiana to have Thanksgiving with our daughters who attend college in Florida. The kitchen had everything we needed for a full Thanksgiving day meal. It want my usual smoked turkey, but the crockpot easily handled a large turkey to feed the family.

The house and location are great. There were 10 of us (ages range 2 years old thru 55) and we never felt crowded; plenty of room to move around. The master bedroom is amazing! All the beds were comfortable. The location is a short distance to the beach. We rented a golf cart for our stay (2 weeks) which made shuttling back and forth to the beach easy. You could also easily ride a bike, or even walk if you are a walker. There are some great restaurants on both marinas that are nearby and the marinas themselves are cool spots to check out. Overall, the entire experience was positive. A few ideas for improvement: the kitchen ware needs to be updated. Several of the pots and skillets were in poor condition. The stove knobs are wonky (“off” didn’t always mean “off”), and the oven only works on the convection setting. We had trouble with the automatic water and ice dispenser on the fridge too. Management did send someone over but the person did not fix it. It was an outside contract person. There was a very slow drain in the master bath that was reported but never addressed. The lock on the front door was tricky (would get stuck, etc.). We did not report it so not sure if it could have been addressed. The kitchen table should be replaced. The wood on top has bubbled up and two of our crew got a small splinter or small cut. None of these things are deal breakers and did not impact the good time or the overall vibe of the house. Just things that could be improved!

Lack of cell coverage in the neighborhood left me with no way to use my cell phone to get the passcodes for the house while trying to use the app. Very frustrating to be standing in the heat with crying children when we couldn’t get in the house. Recommend getting the code at some location with good internet or cell coverage before going to the house. Found a fork in the cushions of the love seat and 4 cheese puff balls under the living room furniture. A beer can was left in the top of the shrubbery in the front yard. Lots of flys in the house due to the garbage cans outdoors being full and not emptied in a timely manner. No bikes for use as described. Beach access bathrooms were closed by the city. Ports potties were provided. Front door was difficult to lock.

Our Stay at the Luxury Arborgate Home

Our family of 16, including myself, my four daughters, their spouses, and children ranging from 2 to 17, recently stayed at the Luxury Arborgate Home, and it was a wonderful experience. The home was beautifully designed, immaculately clean, and spacious enough to accommodate everyone comfortably. There was plenty of room for the whole family to gather and bond, but also spaces where individuals could retreat for quiet time when needed. Although we arrived a little early on Thanksgiving Day, we couldn’t access the house until 4 PM. Instead of letting this dampen our spirits, we decided to embrace the moment and enjoy a Thanksgiving meal at a local Chinese restaurant that was open. Despite not expecting a party of 16 on a holiday, the restaurant staff was incredibly friendly and accommodating, making the meal an unexpectedly delightful memory for all of us. The home truly lived up to its name as a luxury retreat. It provided the perfect setting for family connection and relaxation. We were able to create cherished memories in a place that felt like home while offering all the amenities and elegance of a high-end vacation rental. I highly recommend the Luxury Arborgate Home to anyone looking for a beautiful, welcoming space for a large family gathering.

The property was very nice. "Sleeps 16" is a bit misleading and is more meant if you have a lot of kids. The unit needs more adult beds including more queen beds, not double. Otherwise, the visit was very, very nice.

Beautiful home, very clean, comfy beds. Too far to walk to beach with all our stuff but only a 2-3 minute drive. Pool was too chilly for October. Quiet little neighborhood and convenient to restaurants and grocery stores.

We really wanted this place to be great but it wasn't. The place was listed as 6 bedrooms when we booked it and a week before our trip it was changed to 4 bedrooms and "2 sleeping spaces". Mind you the "sleeping spaces" are the living room sofa bed and another sofa bed in the middle of the hall way upstairs. Both sofa beds were extremely uncomfortable, our guest ended up just sleeping on the floor because that was better. The bed covers were stained and none of the beds had fitted sheets. The railing to the top bunk was broken and no one could sleep in it because they would fall if they leaned on it. The 10 minute walk to the beach is a JOKE. it is a 32 MINUTE walk which is beyond frustrating because that is a huge difference and very misleading. The over flow parking is literally the side of the street that is already tiny. There is also no way this place can sleep 16 people, that is a lie. We had 14 of our guest end up coming and there was not enough room at all. Do not recommend this place at all if you want to be close to the beach or have more than 10 people. Considering how expensive this place is, we expected much better. The false advertising needs to be fixed.

Great location, good stay

This house was a great place to stay with friends for Labor Day weekend! Close to the beach and restaurants, easy to get to, and roomy enough for our group. The listing of 16 people is a stretch - we were out of sleeping arrangements with 13 people. Maybe easier with some small kids, but 16 adults wouldn’t have worked for us. When you reserve through VRBO, you get a contract from the management company that contradicts some of the information in the VRBO listing (age requirements, refund availability, etc.) but the company was responsive and easy to work with when I called with questions. Overflow parking was nice to have available close by since the driveway is small. Like a lot of rentals nowadays, the house was missing some things that would have been nice to have available without a Walmart run (dish soap, trash bags, etc.). Overall no major complaints though, it did the trick!

Great Family Trip

We had a wonderful trip. The home was large. We stayed comfortably with 13 people. 3 adults and 10 children. We enjoyed cooking meals from the kitchen and going out to the beach for the day. We enjoyed eating at Shrimp Basket for their all you can eat shrimp on Tuesday night. And Lillian’s Pan Pizza was amazing! The only disadvantage of the layout was that the bathroom downstairs is a half bath. People staying in the downstairs bedroom had to come upstairs to shower. The walk to the beach was 25 min for our crew, so we preferred to drive and find parking at the public beach access when possible. We definitely recommend this place! The master bedroom was wonderful and bed was so comfortable!

Great House for a large group

This Vacation home was big enough for our group with all ages. Very clean, enough hot water for 14 people taking showers back to back. The only disappointment we had was that the beach and the community pool. The beach was not a 10 minute walk, maybe more like 30 minutes with little kids. The community pool wasn't taken care of and was very small. Our group would take up the whole pool.
