Our trusted concierge partner can assist with everything from airport transfers and in-home massages to private chefs, birthday surprises, beach club reservations, and tours. Please note: These services are provided by a third party and are not affiliated with your Airbnb booking, so we kindly ask that you don’t mention them in your review.

You’ll be staying in Playacar, a secure and upscale neighborhood just minutes from the beach and Quinta Avenida. The area is ideal for bike rides, peaceful walks, and discovering hidden gems across Playa.

⭐ Heads-up:
• Shared amenities are managed by the building and may occasionally close for maintenance.
• Tropical insects are part of life in this climate, even with regular cleaning and fumigation.
• Construction on a nearby lot may cause noise during weekday hours (8 AM–6 PM).
• Upon arrival, all guests must check in at the front desk to receive their AWA bracelets for building and amenity access. Your Playacar bracelets will be waiting inside the unit for easier entry/exit at Playacar security.
• The in-unit washer & dryer are reserved for housekeeping use. A lavandería is conveniently located just across the street.

➡️ Arrival & Access
• Check-in: After 3:00 PM
• Check-out: By 11:00 AM (Late check-outs need to be requested in advance and are subject to availability!)
• Use the Google Maps link and directions provided inside your guest portal for accurate navigation. Other apps may cause delays or misrouting.
• Only the primary guest may hold keys or access codes—do not share or duplicate them.

➡️ Conduct & Respect
• Quiet hours: 10:00 PM – 8:00 AM. Please respect your neighbors.
• No parties or unregistered guests. Let us know in advance if you’re expecting visitors.
• No smoking or vaping indoors. A fine of up to $200 USD applies if violated.
• Pets are not permitted unless approved in writing before your stay.

➡️ Cleanliness & Property Care
• Please don’t move any of the furniture.
• Avoid using white towels for makeup removal.
• If there are any breakages, damages, or an excessive mess beyond what’s considered normal use, a cleaning or repair fee may apply. Please just let us know if anything happens.

➡️ Utilities & Services
• Help us conserve energy: Turn off A/C and lights when you’re not in the unit.
• Use your own logins for streaming services. Please don’t purchase additional content and remember to log out before checkout.
• Our unit contains a digital inventory—missing or damaged items may result in replacement charges.

➡️ Restricted Areas & On-Site Policies
• Private or storage areas are off-limits.
• If your building has security or a front desk, please follow their instructions. Each complex has its own set of rules, which we don’t personally create. If you're unsure about anything, check with the front desk or feel free to ask us directly—we’re happy to clarify.

➡️ DIRECTIONS TO AWA PLAYACAR

Whether you're arriving from Cancun International Airport or the new Tulum International Airport, follow the steps below to reach your unit easily and without confusion:

✈️ From Cancun International Airport (CUN)

1. Exit the Airport Toward Highway 307
After picking up your rental car or shuttle, follow signs for Carretera Cancún–Tulum (Highway 307) heading south toward Playa del Carmen.

2. Drive South on Highway 307
Stay on Highway 307 for approximately 45–50 minutes (around 55 km / 34 miles), depending on traffic.
You will pass through Puerto Morelos and several smaller towns along the way.

3. Enter Playa del Carmen via Avenida Juárez
As you arrive in Playa del Carmen, take the Avenida Juárez exit toward Playa del Carmen Centro.
Follow Avenida Juárez until you reach Avenida 15, then turn right.
Drive straight on Avenida 15 until you reach the end, where you’ll see a bike store called "JOY RIDE".
Turn left and continue until you reach the main avenue (Avenida 10).
Turn right onto Avenida 10, and you’ll see the main entrance to Playacar.

4. Arrive at Playacar’s Main Entrance
Provide the QR code we send you to the security guard for access.

5. Arrive at AWA Playacar
After entering Playacar, stick to the right and follow Paseo Coba for 500 meters.
Then turn left onto Paseo Xaman-Ha and follow it for another 500 meters.
AWA Playacar will be on your right.


✈️ From Tulum International Airport (TQO)

1. Exit the Airport and Follow Highway 307
Exit the airport and follow Highway 307 north toward Tulum Town.

2. Drive North on Highway 307
Continue on Highway 307 for 1h 10min (87 km / 54 miles) until you reach Playa del Carmen. You will pass Tulum and and several smaller towns along the way.

3. Enter Playa del Carmen via Avenida Juárez
As you approach Playa del Carmen, take the Avenida Juárez exit toward Playa del Carmen Centro.
Follow Avenida Juárez until you reach Avenida 15, then turn right.
Drive straight on Avenida 15 until you reach the end, where you’ll see a bike store called "JOY RIDE".
Turn left and continue until you reach the main avenue (Avenida 10).
Turn right onto Avenida 10, and you’ll see the main entrance to Playacar.

4. Arrive at Playacar’s Main Entrance
Provide the QR code we send you to the security guard for access.

5. Arrive at AWA Playacar
After entering Playacar, stick to the right and follow Paseo Coba for 500 meters.
Then turn left onto Paseo Xaman-Ha and follow it for another 500 meters.
AWA Playacar will be on your right.


➡️ Arrival & Self Check-In

When you arrive at Playacar, stop at the main security gate and provide your name and the QR code provided. Mention you are staying at AWA. The guard may ask for a photo ID.

Once you arrive at AWA, you can head directly to your unit—check-in is fully self-service, and there's no need to stop at the front desk. That said, the front desk team is available 24/7 and happy to help if you need assistance finding your unit.

To enter the parking area, stop at the security booth on the right side of the building. The guard will ask for your name, QR code, and unit number. Each unit has its own designated parking spot—please park only in the space marked with your unit number. If you're arriving with more than one vehicle, there are additional visitor spots labeled “VISITA.” Please notify us in advance if you pla
