The property is on the second and third floors of a building. It has a lift which doesn’t stop at the second floor. There is no staff at the property, to access and find your room you have to call a central number. Other than the room you are allocated there are no extra facilities- the pictures look amazing on the website but the sitting areas are functionless as no bar / reason to sit there. The room allocated was fine for a short stay. It had a double bed and two single beds for the children. There were fresh towels and bedding along with coffee making machine. The property is very close to the Spanish steps and easy to navigate Rome from it.

charming beauty of Rome

The property is in the perfect location, and you get a real feel of Rome. I usually stay in big well named properties, but we decided to immerse ourselves in the culture and history. This was the perfect place for that. Only caveat is if you stay on the second floor be prepared to haul your luggage either up or down a flight of stairs. The elevator only accesses the 3rd floor.

Guest house was great especially for the price. Service was excellent and location was excellent. The rooms were clean and comfortable. But they were not as shown in pictures and the bathroom were very small nothing like the pictures. Those must be upgrades. Overall it was a pleasant experience and stay And Service was above and beyond. I asked and they quickly arranged for taxi service from cruise port to hotel and from hotel to airport. Would highly recommend this property.

It's definitely a wonky property, especially for check in. But we enjoyed our stay, especially the location. I wouldn't recommend if you can't take steps. The elevator doesn't go to the floor where the rooms are so we took the steps. It was fine for our family. The AC was perfection, which we needed during the heat!!

Very nice, boutique hotel. A little challenging with no staff present, but it feels like you’re coming and going from a private residence hidden behind a gate in Rome.

Our stay was amazing !! Their staff is so helpful and they really try to do their best to make your stay pleasant! Rooms are very comfortable and very clean, with a true Rome feel ! Safe and fridge in room and two wonderful windows overlooking the beautiful streets of Rome !! THE LOCATION … you can’t beat it ! Close to absolutely everything … This will be our place to stay on our next visit !!!

This is an old property and neatly tucked away off a busy shopping street. We really liked the location, although the rooms are slightly hard to get to (coded elevator, through the hotel, back down stairs, etc.). There was incense oil in the area near the rooms that was unpleasant.

Excellent hotel! Perfectly located in the heart of Rome, within walking distance to major attractions like the Spanish Steps, Trevi Fountain, Pantheon, and many more. I had a very disappointing experience at Residenza Frattina. While there is an elevator, it can only fit one person at a time, and you have to ride it to the third floor, then walk down stairs to the second floor to reach the apartment — which was both confusing and inconvenient. The listing gives the impression of a hotel, but it’s really just an apartment with no hotel-style services. To make matters worse, the room was never cleaned during my stay. Unfortunately, this was not the experience I expected, and I will not be returning.
