Cleaning Expectations & Fee Transparency
In accordance with the new California short-term rental law (AB 2202), we want to be fully transparent about cleaning responsibilities and fees. We aim to provide a clean, comfortable space for every guest. Our standard cleaning fee covers routine turnover services, including laundry, sanitizing surfaces, and general tidying up.
To help us maintain this standard and avoid additional fees, we kindly ask guests to:
1. Take out all trash and place it in the designated bins
2. Load and run the dishwasher (or hand wash used dishes)
3. Leave used towels in the bathroom or laundry basket
4. (Optional) Strip used beds and leave linens in one place.
5. Report any accidental spills or damages right away.
Extra Cleaning Fees May Apply If:
Sometimes, extra cleaning is required after a stay. To be fully transparent, here are examples of situations where an additional fee may apply:
Excessive trash or mess left throughout property -- $150–$350
Unwashed dishes or cookware left out -- $15–$30
Extremely dirty or stained sheets/towels -- $25–$75 per bedroom
Bleaching required for linens/mattresses -- $50–$100
Carpet/furniture stains -- $50–$150
Biohazard cleanup (e.g., vomit, bodily fluids) -- $100–$250
Unapproved pet messes or excessive hair -- $75–$150
Strong lingering odors (smoke, etc.) -- $550-1000
Outdoor areas left dirty (trash, BBQ mess, etc.) -- $25–$75
We only apply these fees when necessary and always document them with photos and cleaner invoices, if applicable. Thanks for helping us keep our place in great shape for you and future guests!
-**Hot Tub Available For Guests:** This is a brand new hot tub that we just added to the property amenities. We hope you enjoy! Please no eating/drinking in the hot tub. Please do not leave children w/out an adult present. No hot tub use per our permit restrictions after 9pm.

**Garage**
The garage is provided to guests! Complete with a bar, pool table, and a 65-inch TV, it's the perfect spot for unwinding, hanging out, and relaxing after a long day. We'll have pictures coming in soon to give you a sneak peek of this amazing space! The Garage is an entertainment room not a traditional garage for parking.
**Parking**
Only a total of 3 vehicles allowed in the property. 2 in the driveway and 1 on the street in front of the home. If you have 1 additional car, please park 2 houses down after the 4-hour parking sign. Please understand that we cannot have more than one vehicle on the street due to a limit of driveways in the neighborhood.

-The owner is allergic to dog and cat dander, service animals will require a cleaning charge for hair shedding. We will need to treat the property after checkout.
- 3 Vehicles at the home max. Please park two cars in the driveway and 1 in front of the home. Please only park directly in front of the home on the right side of the driveway and not in front of neighboring homes.
NO PARTIES OR EVENTS, RESPECT FOR THE NEIGHBORS: Our home is in a quiet, established, family- and kid-friendly neighborhood. We ask that all guests respect the neighbors and neighborhood by driving slowly, and keeping an eye out for children, pets, and neighbors while driving and parking. Parties or disturbances of any kind are not permitted on the property. We are thrilled for guests to enjoy the lovely outdoor spaces, but we must ask for quiet time after 10:00 p.m. That means that music, conversation, and other noises are not allowed to spill past our property line. Indoor voices, please! *UNAUTHORIZED PARTIES WILL RESULT IMMEDIATE EVICTION AND A $650 PARTY FEE.
NUMBER OF GUESTS: A maximum of 8 guests are allowed to lodge at the property per our short-term rental permit. Pre-approval is required for additional (non-overnight) visitors, and guests must register visitors with the host. Visitors must vacate the property by 10:00 p.m.
PETS: No pets, owner is highly allergic.
NO SMOKING: If you're a smoker please don't inquire. Thank you for understanding! We have a strict no-smoking policy. Please, no smoking of any kind (including cigarettes, pipes, cigars, vaping) on the premises. Any smoking will result in immediate eviction, a fine of up to $250, and an additional cleaning fee for smoking-related litter, odors, or other damage.
PARKING: There is street parking available for 1 vehicle
TRASH, YARD WASTE, AND RECYCLING CANS: Please be aware that every Tuesday morning is trash day. Our cleaning company or a staff member arrives on Monday evening or Tuesday afternoon to roll to the alley behind the home/ roll them back up to the house.
TRASH SORTING / RECYCLING: The city of Roseville recycles on our behalf. All trash and recycling goes to the trash can. Thank you!
MAIL: Please, no mail is to be sent to the property address. This is a vacation rental not a long-term residence. If the duration of your stay allows, delivery via Amazon, UPS, and Federal Express is permissible with preapproval by the host, but no personal mail via the US Postal Service.
LONGER STAYS: Deep cleaning for an additional fee may be required for stays over 10 days.
TELEVISIONS: ROKU Streaming and cable.
THERMOSTAT: It is important that you, as our guest, are comfortable. The thermostat is located in the kitchen and can be adjusted between 68 and 75 degrees. Please open doors and windows for ventilation and fresh air when the temperature permits. Please make sure doors and windows are closed when running the heat or air conditioning.
KITCHEN: The fully equipped, kitchen includes everything needed for food storage, preparation, and serving. Herbs, spices, and cookbooks are available for your use.
COFFEE: Coffee, tea, sugar, other sweeteners, and creamer are provided to guests. Breakfast is not provided.
DISHWASHER: Please scrape food off dishes before putting it in the dishwasher and run the garbage disposal while rinsing to prevent clogged lines. If any glass is broken in the dishwasher, please let the host know right away. If clogging happens after checkout, the host will charge guests for needed repair work. Thank you for your consideration!
PLUMBING: Please be kind to our plumbing and pipes! Please do not flush any feminine hygiene products or wipes of any kind, as they can clog the plumbing.
PERSONAL PROPERTY LEFT IN HOME: If personal belongings are left on the property, guests have 48 hours to message the host to retrieve the items. The host is open to mailing personal property to guests but will have to be compensated for the shipping cost and a $15 fee for time. Communication will have to be in the 48-hour time frame. If not picked up/mailed in 48 hours, items will be donated.
EARLY CHECK IN/LATE CHECK OUT: An early check-in or late check-out might be accommodated with pre-approval, but will depend upon whether we have guests staying the night before or after your reservation. Our cleaners need from 11am-4pm to deep clean the home for our next guest arrival. If we are vacant the day before, we may accommodate an early check-in at no extra cost; the same is true for a late check-out. Late checkouts will not extend beyond 12:30 p.m. If a later checkout is desired, we encourage guests to book an additional day.
WASHER AND DRYER: The washer and dryer are located in the hall near the garage and kitchen. We provide 6 laundry pods for guests. Place the pod in the washer drum with the clothes and not in the soap dispenser. After using, please leave the washer door open for a time to air dry.
CHECK-OUT INSTRUCTIONS: Cleaners arrive on your day of checkout at 11:00 a.m. Please make sure to have everything packed up and check-out procedures completed by then. Check-out information will be sent to guests at 11:00 a.m. the day before check-out. Please make sure doors and windows are closed and locked upon leaving the property.
